Hi Robin-
I have reviewed the plan for 8 Newbury Street and have the following comments:
1. The plan states the lot is located within the 100 year flood zone, however, your bench is assumed. Our
local regulation does actually require the bench to be based on NAVD if the lot is located within a flood
zone.
2. Because the adjusted groundwater is located above the tank and pump chamber inverts, make a note
for boots to be poured in place on the tank and pump chamber.
3. Did you confirm the plumbing does need to be raised (per note 17)? If the plumbing is to be raised,
provide the proposed mandatory elevation for the pipe exiting the house.
4. Add the following variance to your list: Tank/Pump Chamber inverts to be less than 12° separation
between the inverts and adjusted groundwater.
As a side note, I am approving the proposed 1' off the groundwater adjustment, however, the plans will be
stamped with the contingency that no additions, alterations, or renovations without further review by the
BOH. I understand that this property is for sale and wanted to make sure the sellers are aware that the 3
bedroom system to be installed does not automatically grant an increase of 1 bedroom in the house.
Please see comments from Conservation below for additional items to be addressed.
Please call or email with questions.
Thanks, Amy

Hi Amy,
I reviewed the plan for 8 Newbury Street. Here are my comments:
1. The plan does not include when the wetland was flagged and who flagged it.This needs to be added to the plan.
2. The plan does not show the grades on the abutting parcels, therefore I would recommend adding erosion
controls on the north side and west side of the lot.
3. When the plan has been finalized, an original stamped plan needs to be submitted to Conservation.
Thankyou!
