Today I received the Revised Title 5 Septic Report, (pages 2, 6, 7 &diagram). I have also received a site
plan from Down Cape Engineering that shows the sewer line from the upstairs garage one bedroom.
Floors plans submitted for the main house show 4 bedrooms, for a total of 5 bedrooms on the property.
The septic system installed on June 2001 was for 5 bedrooms, therefore the septic capacity matches the
septic plan and floor plans submitted.
During the Septic system repair of June 2001 there was a concern regarding the 3" sewer line from the
house connecting to the new 4" in iine. The health dept had asked the septic installer to contact the town
plumbing inspector. A review of the file, noted that the town plumbing inspector had not been contacted
and the septic"Certificate of Compliance" had not been issued. I contacted the town plumbing inspector
this week, whose position was to allow the 3" sewer line to be continued to be used. Therefore, the
"Certificate of Compliance"will be released by the health dept.
Therefore the records in the health dept are updated for this property.

As you know, this office represents the Cape Cod Cooperative Bank
regarding a loan being made to Dale W. Roberts, the purchaser of the property. In
the course of the closing, I became aware of the fact that the inspection report did
not account for the 1 bedroom and 1 bath in the new garage on site, which septage
flows to one cenh�al septic system, capable of handling 5 bedrooms on the
property. I also learned that your office was unaware of the issue as well. We
have put the closing on hold until it can be resolved.
I am told that you have most, if not all, of the information you need in order

to make a determination in this case. Specifically, we are waiting for your approval that the existing 5
bedroom septic system on site is sufficient to handle the 4 bedrooms in the main house and the
bedroom in the garage. I am told that you have all of the necessary floor plans and site plans. You
may, at this moment, be without the Septic Inspection report, but I understand that it will be delivered
to your office this afternoon.
I am hoping that you can provide me with some written confirmation that the Health
Department is comfortable with the configuration on the site, and that it complies with your
regulations. If you are willing to reply to this email and provide your assent, I will continue with the
closing process. Please advise if you are not willing to take that action and we will attempt to provide
you with more information. Thanks.

1 received the revised floor plan for the garage one bedroom and loft, that drawing is fine.
Only outstanding issue that I mentioned to you last week, is when the septic was installed in 2001 the
pipe leaving the house was only 3" rather than 4", the issue was referred to the plumbing inspector and
the Septic System "Certificate of Compliance"was not issued by the Health Dept. The septic installer was
informed there was a question with the plumbing line and the matter would be referred to the plumbing
inspector. I will meet with the plumbing inspector tomorrow to see how he would like to address this
question. I will give you a call after the meeting, or you can also give me or the plumbing inspector a call
tomorrow.
