THE FOLLOWING NARRATIVE IS FOR A PRELIMINARY SUBMITTAL TO REMOVE THE EXISTING MILL HILL CLUB AT THE CORNER OF
ROUTE 28 AND MILL POND ROAD AND TOWN BROOK ROAD IN YARMOUTH, MA AND CONSTRUCT TWO (2) BUILDINGS WITH
PARKING. THE DRAINAGE LAYOUT IS INTENDED TO DEMONSTRATE COMPLIANCE WITH APPLICABLE TOWN OF YARMOUTH
REGULATIONS.
EXISTING CONDITIONS AND HYDROLOGY
THE SITE CONSISTS OF APPROXIMATELY 66,000 S.F. ALL OF WHICH IS UPLAND. ELEVATIONS ON THE SITE RANGE FROM
ELEVATION 22 AT THE REAR OF THE SITE TO THE FRONT OF THE BUILDING. THE FRONT OF THE BUILDING RANGES FROM
ELEVATION 22 TO ELEVATION 18 AT ROUTE 28. THE SURFACE CONDITIONS OF THE SITE IS THE BUILDING IN THE FRONT OF
THE LOT, GRASS AND BUSHES AROUND THE PERIMETER OF THE LOT AND A LARGE COMPACT GRAVEL PARKING LOT THE RUNS
FROM THE REAR OF THE BUILDING TO THE BACK OF THE PROPERTY. GRADING OF THE LOT DOES NOT PROVIDE FOR SURFACE
RUNOFF. THE ENTRANCE ON MILL POND ROAD AND TOWN BROOK ROAD ARE PAVED AND ARE SLOPED TOWARDS THE STREETS.
THE GRAVEL PARKING LOT IS NOT SLOPED TO PROVIDE SURFACE RUNOFF. THERE ARE NO DRAINAGE STRUCTURES ON THE SITE
OR ALONG THE ADJACENT ROADWAYS TO PROVIDE RELIEF FROM SURFACE RUNOFF.
PROPOSED CONDITIONS
PROPOSED CONDITION CONSISTS OF TWO (2) BUILDINGS WITH TWO (2) ENTRANCES AND ASSOCIATED PARKING. BUILDING NO. 1,
LOCATED AT THE FRONT OF THE LOT APPROXIMATELY THIRTY (30) FEET FROM THE RIGHT-OF-WAY LINE OF ROUTE 28, WILL BE
2,500 FEET IN SIZE WITH PAVED PARKING IN THE FRONT, SIDE AND REAR. OUTSIDE OF THE PARKING AREA WITH BE A 20
FOOT WIDE VEGETATED AREA ON ALL THREE SIDES THAT WILL HAVE NATURAL SLOPE TOWARDS THE STREET. BUILDING NO. 2,
LOCATED AT THE REAR OF THE LOT APPROXIMATELY FIFTY (50) FEET FROM THE REAR PROPERTY LINE, WILL BE 7,300 FEET IN
SIZE WITH PAVED PARKING IN THE FRONT, SIDE AND REAR. OUTSIDE OF THE PARKING AREA WITH BE A 20 FOOT WIDE
VEGETATED AREA ON ALL THREE SIDES THAT WILL HAVE NATURAL SLOPE TOWARDS THE STREET.
DRAIN DESIGN CRITERIA
SINCE THERE IS NO DRAINAGE ALONG THE ADJACENT ROADWAYS TO PROVIDE RELIEF FROM SURFACE RUNOFF, THE RUNOFF FOR
PAVED AREAS OF THE SITE WILL BE CONTAINED AND INFILTRATED ON SITE. THE PORTION OF THE SITE THAT WILL CONTINUE TO
CONTRIBUTE SURFACE RUNOFF TO THE ADJACENT ROADWAYS ARE THE 20 FOOT WIDE VEGETATED AREAS AROUND THE PARKING
LOT.
THE PROPOSED DRAINAGE SYSTEM WILL BE TO CONTAIN THE PARKING AREAS AND ROOF RUNOFF WITH CATCH BASINS, TRENCH
DRAINS AND LEACHING BASINS. THE SITE WILL COLLECT RUNOFF IN A SERIES OF CATCH BASINS LOCATED AT THE EDGE AND
WITHIN THE PARKING AREAS. THE TRENCH DRAINS WILL BE LOCATED AT THE ENTRANCES ALONG THE PROPERTY LINES. THE
CATCH BASINS WILL BE EQUIPPED WITH FOUR (4) FOOT DEPTH SUMPS TO REMOVE SEDIMENT. THE CATCH BASINS AND TRENCH
DRAINS WILL DISCHARGE TO OIL SEPARATING MANHOLES THAT WILL FURTHER REDUCE SEDIMENT AND FLOATABLE POLLUTANTS
PRIOR TO DISCHARGE TO THE LEACHING BASINS. STORM SEWERS AND LEACHING BASIN SHALL BE BASED ON A 10 -YEAR
FREQUENCY STORM. THE INTENT OF THE DRAINAGE DESIGN IS TO PREVENT ADDITIONAL VOLUME OF FLOWS FROM THE EXISTING
CONDITIONS.
SINCE THERE HAS BEEN NO SOIL OR GROUNDWATER ELEVATIONS TESTING FOR THIS PRELIMINARY SUBMITTAL THE DESIGN FOR
THE LEACHING BASINS BE BASED ON SOIL CONDITION DESCRIBED IN THE SOIL CONSERVATION SERVICES SURVEY. THE DEPTH
OF THE BASINS HAVE BEEN DESIGN FOR FOUR (4) FEET IN ORDER TO MINIMIZE DEPTH TO GROUNDWATER.
THE 6 FT DIAMETER X 6 FT DEEP WITH 4 FT OF STONE SURROUND PROPOSED FOR THIS SITE CAN HANDLE APPROXIMATELY
2,500 S.F. OF WATERSHED AREA FOR 90% RUNOFF. THE BASINS BEHIND EACH BUILDING HAVE BEEN SIZED TO HANDLE ROOF
RUNOFF. AREAS WITHIN THE PARKING AREA PROPOSED FOR THE LEACHING BASINS ARE LARGE ENOUGH TO INCREASE THE
DEPTH AND DIAMETER OF THE BASINS AFTER SOIL AND GROUNDWATER CHARACTERISTICS ARE DETERMINED.
