1. All workmanship to conform to the requirements of the Massachusetts State Building Code,
latest edition.
2. For site location and grading information, see Site Plan by Sweetser Engineering, latest issue.
3. The proposed two-story wood framed house is designed to withstand stillwater flood zone
effects of wind and water acting simultaneously during the base flood, in accordance with the
Coastal Construction Manual, FEMA -55, Feb. 1986.
4. The floodzone is determined from the National Flood Insurance Rate map, as shown on the
Site Plan. The de4r. is based on Zone Al2, Elevation 12.0.
5. Assumed soil tyke for determining soil strength is medium dense sand. Saturate soil bearing
capacity is assumed psf.
6. Design wind sp d is 90 m.p.h. for the 100 year storm.
7. EQundativn�a' 11:
a.) Concrete Block Units, C.M.U., shall be 2 core 75% solid, 8" normal weight, conforming to
ASTM C90, with it masonry compressive strength, f m = 2000 psi, minimum, average of (3)
units.
b.) Grout: AST 4 C476 with a minimum 28 day strength of 3000 psi.
c.) Collar Joints: • after each course is laid, fill the vertical longitudinal joint between wythes
solidly with mortar.
d.) Masonry reinforcement and anchors:
• Reinforcing steal: ASTM A615, Grade 60; vertical bars shall be 95 @ 48'? o.c.; provide
tension lap, as rquired, 2'-0" minimum.
• All courses to live web reinforcing. Horizontal joint reinforcing shall be truss type, steel
construction, wi4h ASTM A82 steel wire, mill galvanized.
8. Co Hectors and least ners:
a.) Anchor Bolts: ASTM A307 bolts shown shall be hot dipped galvanized. Provide 5/8"
diameter bolts at 481l5' o/c, and 12" max. from corners and openings.
b.) Simpson Strdng-Tie connectors, hot dipped galvanized, to be installed per manufacturer
specifications, with ill nail holes filled, with the size nail as specified by the manufacturer.
9. For house desigr and superstructure requirements, see architectural plans by Donald 1. Meyer.
10. Electrical, heat' g, ventilation, plumbing, air conditioning and other service facilities are not
to be located below the Base Flood Elevation.
11. All existing bu' ding dimensions are (+/-), and shall be verified by the Contractor prior to
construction or ordaring materials. Major discrepancies shall be brought to the attention of the
Engineer.
12. Flood Qpening
Enclosed Area (31.33) x (10.67) - 4(7.0 x 15.67)/2 = 334 - 219 = 115 s.f.
Area Required = 115 s.i.
Area Provided =.50(8) x (16) x 2 = 128 s.i.
