SCOPE:
Construct a 14' x14' Three Season Sunroom; addition built
onto the existing back wall of the dining Room. Work is to
Include the necessary material and labor for
concrete pier footings, framing, aluminum porch wall enclosure,
electrical, and exterior trim.
TEAROUT & PREPARATION:
Remove white cedar wall shingles as necessary to
frame and flash the addition to the house.
Remove existing railings.
Remove decking as necessary to install new
sonotube footings
Out back overhead tree limbs as needed.
FOOTINGS:
Install 12" diameter concrete pier footing excavated to
48" below grade per plans.
Pour In place Simpson CB -46 galvanized post base
and thru bolt Into posts.
Remove access fill from property.
Floor:
The area from the floor frame to grade is to enclosed
with 2x12pt with ventilation louvers.
Remove and save for reinstallation, after Installing pressure treated
cleats and plywood sofAtting. The sofa will support the
fiberglass Insulation (R-19).
Use pressure treated posts and girt 4xb to support the existing deck.
Walls:
Walls framed with 2x4's @ 16" o.c., V? CDX plywood sheathing,
151b. felt paper, and white cedar shingles.
Roof:
Install 2x10kd roof rafters @ 16" o.c. with W CDX plywood sheathing
Install 4x6 flr exposed collar tie beams set approximately 8' off the floor.
Install 1x3 strapping as needed.
Install soffltt and ridge venting.
Exterior Trim:
Exterior trim Is to be pre -primed pine
Roof trim detailed similar to the existing
WINDOWS, DOORS:
Install Kasson & Keller Saratoga white vinyl sliding windows
with full screen, nailing fin, Insulated glass per plan.
Install 36x80 full light, Insulated steel door with
adjustable threshold, and schlage keyed lockset.
Install 36x80 Hollywood style white aluminum out swing storm door per plan.
Sky
ELECTRICAL:
Install 4 electrical boxes, outlets per plan (light fixtures are not included).
Wire for and install a customer supplied ceiling paddle fan.
Install 1 set of i-way switches (one from Inside of house and the other
next to the new door.
Install 1 phone jack and 1 cable connection (existing service must be present).
Sheetrock:
Apply Y:' board to walls and telling.
Finish with 3 coats of compound smooth.
Prime paint walls and ceiling.
Apply 2 finish coats to walls and ceiling choice of color and flnish.
Interior trim:
Install''/:" plywood underlayment.
Trim windows and door with pine.
Apply 2 finish coats of paint over primer on casings, baseboard trim.
Finished floor to be determined we are carrying and allowance of
$310.00 toward labor and materials.
