Mr. Joseph Gramm 100 A Wharf Lane Yarmouthport, MA 02675 Dear Mr. Gramm: As we discussed� briefly over the telephone today, I have found that the Site Plan Review Team has overlvoked an important fac- tor in their review of your project. Namely, in determining the parking requirement for the site, the needs of the business use were calculated but those for the house overlooked. Our bylaw requires that a dwelling to have 2 parking spaces . Taking that fact into account, the total number of spaces needed for both home and business would be 6 . You should amend your Board of Appeals application for reduced parking accordingly. You should also be aware of the fact that parking for more than 5 cars invokes other bylaw requirements that will affect you, namely� 1 . You must provide vegetative screening for the � entire parking area, not just the street side as discussed at Site Plan Review (3Q1 . 4 . 5) . 2 . The property must be surrounded by 20 foot wide buffer zones at the front, side and rear property lines (your site seems to have these already) . Additionally, trees of a minimum of 2 inches in diameter must be planted in these buffers every 2Q feet if none exist there now (301 . 4 . 4) . 3 . Driveway width must be expanded to 2Q feet (301 . 4. 3) and perpendicular parking spaces must measure 10 x 20 feet (301 . 4. 2) . 4. Most importantly, the parking area and driveway must be paved (301 . 4. 1) . Mr. Gramm, Page 2 .: . Again, Mr. Gramm, I apologize for not catching this parking requirement at our review yesterday.
