Re: 46 Camp Street Basement Use
Dear Ms. Douglass:
This is to serve as follow up to our December 28,2016 meeting concerning the use of the basement in your house
at 46 Camp Street. On that date you had called me to request this meeting because of your concerns. You stated
your son and other parties were occupying the main part of the house and you were occupying the basement,
which is one, open room containing a kitchen, with an electric stove, sleeping area and adjoining bathroom, as
depicted on a sketch you provided me.
During our conversation we discussed the following:
-Life Safety,which included smoke detectors, carbon monoxide detectors,wark that may have been performed
without benefit of permits—Building,Plumbing/Gas,Wiring,means of egress,emergency escape window,natural
light and ventilation.
-Zoning implications.
-The option of seeking a special permit from the Zoning Board of Appeals for a Family Related Apartment
pursuant to Zoning Bylaw, Section 407.
-You had stated the unit was created 4-5 years ago.
-I had suggested you speak with the Health Dept.to ascertain whether an additional bedroom would be permitted,
via the authorized Family Related Unit process. Since our meeting,I did speak with Amy Van Hone,Assistant
Health Director. She has advised me that your property lies within a Zone II district and based on your lot size,a
maximum of three(3)bedrooms is allowed.
It is my understanding that Plumbing&Gas related issues have been address and inspected.
Finally, based on the nature of this matter, it is imperative your contact me concerning the current status.
