Your property at 15 Cutter Lane is not restricted to number of bedrooms based on the size of your lot, as the lot is not located within a Zone of Contribution to any Yarmouth public drinking wells. Possible issues to keep in mind if you are proposing to increase the number of bedrooms in the house: 1. Your house is serviced by a private well —same restrictions apply as a Zone of Contribution/public drinking well (1 bedroom/10,000 sf of land area). If you are on Town water, the lot size does not affect the number of bedrooms. 2. The septic system must be installed a minimum of 100' from the wetlands located across the street or any road drainage structures that may empty into the same wetland. 3. There are minimum setbacks that must be maintained between the septic components and the property lines and the house foundation. Any proposed additions may restrict the available area for a new septic system. Our office routinely grants setback variances due to the number of small lots in Town, however, the type of variance will determine if any additional bedrooms would be allowed. 4. Zoning Regulations enforced by the Building Department determine the minimum setbacks from the lot lines to any additions. Your next step if you are proposing to upgrade your septic system would be to contact an engineer who will guide you through the septic upgrade process and any proposed additions with an engineered plan.
