HomeMy WebLinkAbout2016 Nov-Dec - Emails with BOA Secretary and M. Serena vonHone, Amy From: vonHone, Amy Sent: Tuesday, December 06, 2016 3:02 PM To: 'mariellen serena' Cc: Clark, Sandi Subject: RE: 984 West Yarmouth Rd-Rev Plot Plan Hi Mariellen, ' Based on the Plot Plan you forwarded to me, the proposed garage/apartment and septic system is located within the Zone II portion of the lot at 984 West Yarmouth Road. Because the proposed septic system is located within the Zone II, the number of bedrooms in the apartment will be restricted to 1 bedroom/10,000 square feet of land area. The current plan does not distinguish the amount of square feet located within the Zone II area or outside the Zone II area (total lot area = 52,360 s.f.). To avoid any restrictions on number of bedrooms in the garage/apartment, the proposed leach facility of the septic system must be relocated to the non-Zone II portion of the lot. If the location of the septic system is to remain as is, the apartment will be restricted to 1 bedroom/10,000 s.f. of land area. You may want to consult with your engineer to confirm the square footage of the Zone II portion of the lot is at least 10,000 square feet to allow the proposed 1 bedroom apartment. Full review of the proposed project will be required by the Health Department for approval. I Please contact our office with any additional questions. ; Thank you, Amy ! i Amy L.von Hone, R.S., C.H.O. The existing 2014 septic system is approved for a maximum 4 Bedroom capacity if the proposed apartment septic flow is routed into the existing septic system. A separate septic system for the proposed apartment is an acceptable option as long as all minimum setbacks a met per Title 5 Code. Additionally, a portion of this lot is Iocated within the Zone II of a public drinking well. To avoid any restrictions on the number of bedrooms for the lot, the new septic system would need to be located outside the Zone II area. The existing septic system servicing the dwelling is currently located outside the Zone II. Full review of the proposed project will be required by the Health Department . Petition #4677— 19 Greyhampton Road: The Health Department files indicate a 3 Bedroom capacity septic system was installed in 2004 for an existing 3 Bedroom Dwelling (per floor plans submitted with the 2004 septic design plan). The existing 2004 septic system is approved for a maximum 3 Bedroom capacity. Additionally, the entire lot is located within the Zone II of a public drinking well, and is, therefore, limited to the existing 3 Bedrooms on the lot. Any additional proposed bedrooms will require the decommissioning of the same number of bedrooms in the existing house for a net total of 3 bedrooms on the lot. Full review of the proposed project will be required by the Health Department. Petition#4678—274 Wood Road: The Health Department files indicate a 3 Bedroom capacity septic system was installed in 1993 for an existing 3 Bedroom Dwelling (floor plans not included with the 1993 septic design plan to verify the total number of bedrooms). The existing 1993 septic system is approved for a maximum 3 Bedroom capacity. Any proposed additional bedrooms beyond the existing 3 bedrooms will require a septic system upgrade. Full review of the proposed project will be required by the Health Department. ' Please contact our office with any additional questiona Thank you, Amy ' Amy L.von Hone, R.S., C.H.O.
