GENERAL SPECIFICATIONS: Foundation; Addition w/ Deck
P98-67
1. Foundation design IAW the Federdl Emergency Management Agency (FEMA) Performance
Requirement A; specifically Criterion A.1, A.2, A.3 & A.5, the Elevated Residential
Structures, FEMA-54/Mar 1984, and openings in Foundation Walls, FIA-TB-1/Apr 1993.
The foundation system in conjunction w/ applicable remaining Performance Requirements
will provide the following Building Addition Space Classifications:
Space above BFE: W1 without Human Intervention
Space below BFE: W4 flooded Storage Level
This provides an overall Building Classification of: FP3
The deck is below the B.F.E. and is anchored to the house frame and foundation piers.
2. Based upon architectural drawings by George Davis, Builder, dtd thru 6 DEC 1998 and
the Site Plan prepared by Downcape Engineering the following elevations are stated:
a. Elevation to lowest floor (lot Floor) from M.S.L. = 10.1 ft
b. Elevation to floodproofing (Top 1st Floor Joists) from M.S.L. = 10.0 ft
c. BFE taken to be 10.0 ft above M.S.L. (Zone A9); FIRM 250015-0006D, 2 JUL 1992
3. Based on the lack of a BFE "dry side" a continuity or occupancy is not recommended.
4. Design Criteria:
Construction Type - 5B "Unprotected" Platform Wood Framing
Loads - Roof: Snow Load, Zone 1, m <= 7/12 25 lb/sq ft
Wind Load, FEMA/ASCE 7-93 26 lb/sq ft
Floors: 1st Floor 40 lb/sq ft
2nd Floor 30 lb/sq ft
Deck 60 lb/sq ft
5. Ventilation of storage space required w/ 4 ea window/screen combination units.
6. Internal level flooding and draining with 4 ea 12" masonry flues and 2 ea 210"x 1'4"
Breakaway panels. Panels to release at no more than 10 lb/sq ft of pressure. Control
grade along side so as to not exceed 7.0 ft at openings. This is to reduce hydrostatic
uplift on the floor and balance hydrostatic thrust against all foundation walls.
7. No design is provided for Extreme Impact Loads.
8. No design for electrical or mechanical systems are provided other than guidelines:
a. All utilities must be located at or above BFE = 10.0 ft.
b. All 'below B.F.E.' circuits are to be GFI protected.

settling, sliding and floatation due to flooding action are applied.
NOTE --> The minimum elevation of the crawl cap must be at or above E1. - 7,0 ft. IF
the crawl cap goes in below this elevation additional lowering of the exterior
grade will be required.

1. Re -Bar - Grade 60 ASTM A615, clean and free from heavy rust
- Minimum bar lap distance: 24" for #4 bars
- Steel Bar layouts G coverages as shown
2. Concrete - Footings and Columns - Minimum f'c - 3,000 PSI.
- Maximum aggregate size 1/2"; Type IA 5-7% air entrainment
- Strip walls no sooner than 24 hrs
- Formed in place footers are not allowed. No footers shall be placed in water
3. Foundation Tie -downs - 1/211x 8" Anchor Bolts, spaced A 41" o/c in all new work
- Framing Anchors - SIMPSON Mfg., fasten IAW instructions.
- Sheathing to start from bottom sills and extend upward, providing a contin-
uous tie across all box construction. Nail boundarys w/ 8d@ 6110/c
