Please be advised that the above captioned project has been inspected on November 4,2014 and again on this date to view
the work completed.
This office has inspected all exterior bridges,steel or wooden stairways,fire escapes and egress balconies for structural
integrity and safety,and finds them adequate,as amended.

RE: Egress Inspections
Dear Ken,
The following items were observed during Site Observation 01 on October 14,2014,and require follow-up
construction,as discussed with Robert Delaney,Assistant General Manager. Note that exterior stairs and
balconies that are more than 5 years old do not have to comply with latest requirements(listed below),but be in
repair for safety. This inspection was partial and will be resumed on November 4,2014
RED JACKET
Exterior Pool Area
1. Exterior Handicap ramp into RHS building from POOL AREA:,bottom decking loose;refasten.
2. LHS electric enclosure rail top loose;refasten.
Rooms 222,224:
1. Bottom Baluster Rail connection to posts: reinforce w/L-clip brackets or screws to tighten connection
Rooms 245,143
1. Top Rail connection splintered;sand smooth or paint
2. Decking at waterfront split: remove and replace.
RHS Waterfront Stair to Beach
1. (3)cupped treads: remove and replace
2. Upper stringer: patch with screws
3. 2 stair up from patio: reset level
LHS Waterfront Stair to Beach
1. Split tread: remove and replace
Residence#2
1. Left side bottom tread: reinforce or replace
2. Top rail: sand smooth or paint

1. Top rail 2x6: sand smooth or paint

1. Wheelhouse 1 deck at 2"d floor: mahogany decking: remove and replace where indicated

LHS Building Entrance
1. Handicap ramp: 18"height handicap rail on LHS disconnected at baluster: refasten
Upper Waterfront
Inaccessible: provide keys for entrance from rooms.
Loose Ballusters
1. Reattach (4)loose ballusters with screws at Rooms 238,233, 226, 225,224.
The following criteria are required in your future maintenance. Any newly constructed rails shall meet the current
criteria:
1. Height of Rail at upper floors: 42" above decking;
2. Spacing between balusters: 4" clear max.; not ladder-type;
3. Max.triangular space between stair parts: 6" sphere.
4. All components shall be capable of withstanding a 200 lb.load in any direction.
5. Height of rail above the leading edge of stair tread: 42"

the above corrected conditions in the field for final observation.
