Re: 5-Year Structural Certification for Exterior Egress

Dear Mr.Arnault:
Inghouse has performed the structural inspection of the egress stairs,fire escapes and balconies/walkways
at the above-referenced property per request by Michael J.Edwards,general manager,and as required by
the Massachusetts State Building Code,780 CMR, 8th Edition, Section 1001.3.2.
Accordingly, we find that the egress stairs and balconies/walkways are in adequate structural
condition and meet the requirements for the 5-Year Structural Egress Certification, provided the
following repair items are completed by the Resort:
1. Two wooden steps at the egress exit between rooms #303 and#305 show significant signs of rot
and deterioration and require replacement. The existing two steps pose a fall hazard in their
current condition.Replacement in kind is acceptable.
2. An existing steel railing system at the exterior side of an egress exit between rooms #117 and
#145 has detached from its base connection at one railing post and nearly detached at a second
railing post due to corrosion. We recommend complete removal of the steel railing system and
attachment steel base plates and anchor bolts,with cementitious infill of the anchor bolt holes, in
order to prevent future freeze-thaw damage to the exterior concrete stoop. The rail can be
removed since guards are not required per current State Building Code. The top of concrete
stoop/walkway is approximately 21 inches above adjacent grade. (Reference 780 CMR, 8th
edition Massachusetts State Building Code,Section 1013.1)
We further recommend the following structural improvements and upgrades (independent of the 5-year
egress review):
Throughout the resort, center railing posts at 1" floor balconies appear to be fastened to the decking and
substructure in a way that allows comparably large deflections when moved by hand. We recommend
adding fasteners and/or clip angles at each post base to improve the overall stiffness of these post
connections.
We recommend that the above recommendations are completed as soon as possible.
