The process is guided by a collection of photographic images which have been painstakingly analyzed for accuracy in the effort to replicate scale and detailing. The property was originally constructed in 1875 as the family home of John Simpkins. The Simpkins family and its descendants have maintained the home and the current owners are the first non -family that have owned it since its construction. In the 1950s, the third floor was removed and the house style became "federalized" with the construction of a pediment entry and hip roof. Most elements of the Stick Style Victorian (as defined by Vincent Scully, architectural Historian) were removed. The wrap-around decks, entry porch, attached kitchen, and servants' wing were removed. The house in its current iteration is a poor representation of either architectural style. The primary elements of the restoration are: 1. Remove the south facing screened -in porch and reconstruct as per the original design. 2. Reconstruct the entry and the side porch (NW corner) that was removed. Reconstruct the kitchen, kitchen entry, and servants' wing. The servants' wing will be repurposed as a garage with second floor workshop. The proportions of this have been developed from the original rubble foundation measurements and photographic records to establish massing, design and details consistent with the demolished structures. 4. Restore the.third floor and roofline exactly as originally detailed. We are proposing to apply new radiant system into cavities between existing floor joists. The radiant tubes are set down from existing subfloor to avoid any punctuation to tubes by floor nailing above. We will install reflective vapor barrier under the piping and fill the rest of the cavity under the vapor barrier with mineral wool. The end of all joist bays will be foamed with closed cell foam. The entire basement is conditioned and dehumidified. The exterior foundation walls are Gunited and coated with tuff and dry. The basement floor has poly vapor barrier under the new slab which is set over the existing slab. Given the minimal variation of temperature differential, any chance of vapor migration is slim to nonexistent. We feel this application is acceptable practice, and this is a superior system considering the age of the house. We would appreciate it if you could approve this application.
