Second Story Floor Joists

A visual inspection was performed at 645 Route 28, West Yarmouth for the purpose of
determine if the existing second story floor joists were capable of supporting the 100 psf
Live Load and 10 psf Dead Load as required by the Building Code, as well as supporting
the 50 person occupancy limit specified in the Town entertainment license. The visual
inspection was performed through a hole opened up in the first floor ceiling. Therefore,
hidden conditions, and/or conditions which are concealed behind architectural finish, are
the responsibilities of the original parties involved.
The supporting structure appears to be doubled 2x8 floor joists at 16" on center
spanning 11 feet between the end walls and the center support structure. The center
support structure appears to be a continuous beam constructed of 4 - 2x12 joists
supported at every 8' by 6x6 posts, with loading extending down to the basement level.
This existing construction was also inspected for signs of movement, of which there
were no visible indications.
As appearing to be constructed, the second floor support system meets the building
code loading requirements and should support the 50 person capacity limit specified in
the town entertainment license.
