PROJECT NARRATIVE FOR #125 CROWELL ROAD, WEST YARMOUTH
The site consists of a developed 18,852 s.f. (0.43 acre) lot improved with a single family
dwelling built in the mid -2000's. The site is within an area of year 'round and summer homes,
and lies within the 100 year flood zone (AE el. 11). Land Subject to Coastal Storm Flowage
(LSCSF) is the only Resource Area that affects the site; no other Resource Areas or their Buffer
Zones impact the subject lot.
The project involves the construction of an attached 2 car garage with rec room above on a
floodzone-designed foundation (design by others). The 28' x 24' 2 car garage is proposed to
be constructed within current lawn area. Approximately 35 c.y. of fill (including gravel) will be
added for driveway re -grading to allow proper slope access to the garage.
Compliance with the MA Wetlands Protection Act and Yarmouth Bylaw Chapter 143
Regulations:
The proposed construction activities will not have a deleterious effect upon any wetland
values as listed in the Bylaw. The alterations within the Resource Area involve the
construction of a floodzone compliant garage within an area that is already utilized/disturbed,
and will not negatively impact the Resource Area.
The construction sequence is as follows:
• Excavation work involves digging to the proper depth to provide footings and
frostwalls. Excavated material will be stored on-site and if suitable, will be used for
later re -grading.
• Flood zone -designed foundation pour to include flood vents as required
• Construction lumber will be stored on-site.
• Fence at southerly lot line will act as a work limit line.
The site is not located within Priority or Estimated Habitat for Endangered Species per the
Mass GIS Oliver Map dated 2107.
