O'REILLY & ASSOCIATES, INC. is filing the attached Notice of Intent, Site Plan and other associated paperwork for the proposed expansion of the existing deck of the existing dwelling at the above referenced property. The Gombar family purchased the property in 2007. The house and property have been a summer home for the family. The dwelling includes a deck on the water side of the dwelling. After careful review of the use of the deck, the family is hoping to expand the deck 3'-4" on all three sides (195 sf). The modest expansion will allow for greater flexibility for enjoyment and entertaining. The expansion is goingto be accomplished without any additional posts or supports into the existing grade. The deck expansion will be cantilevered from the existing deck support system. As part of the proposed 195 sf expansion of the deck, the application includes a proposal to plant an area of about 300 sf with a 12 -inch diagonal matrix of American Beach Grass. The area to be planted is an open sandy area of the dune. We have attached photos of the parcel from both 2007 (during the Gombar's house tour prior to purchase) and 2018. As you can see, the open area has existed since the Gombar family purchased the property. The mitigation planting will reduce the open area by a third. Wetland Resources: The project area is situated within a Coastal Dune and Land Subject to Coastal Storm Flowage. The landward extent of the Dune has not been delineated since the project area is clearly within the Dune resource. We offer the following points for your consideration of the variance: 1. The proposed expansion will not have any impact for the Dune's ability to move, nourish or manage storm damage prevention. The proposal does not call for any additional posts or supports for the expanded areas. 2. The proposed expanded deck will be about 4 to 5 feet above the existing grade. The height of the new deck area will allow for sun penetration to the areas below the new deck. 3. Any existing vegetation under the deck expansion area is to remain. The proposal calls for trimming of vegetation if necessary. The root mass of the plants shall remain in place and shall not be removed. 4. All disturbed areas will be revegetated upon the completion of the project. 5. The proposed deck expansion is about 195 sf+/-. The mitigation area, within the Dune, is proposed at 300 sf+/-. ' J.M.
