I am reviewing this plan for the proposed new construction of the detached garage. Plan is fine except for
location of new waterline, that will be servicing the detached garage, is not shown. I will need 4 copies with the
new waterline shown prior to approval of the building permit.

Hi Sandi-
Per the Health Department files, 40 Cocheset Path was approved for a 3 Bedroom dwelling in 1992 and would
therefore be grandfathered for a maximum 3 bedrooms using the existing septic system onsite.
With regards to any proposed additional bedrooms,this property is limited to a maximum 4 Bedrooms because
the lot is located within the Zone II or Zone of Contribution for one of the public drinking. The current Title 5
regulations limit number of bedrooms for properties within the Zone II based on the square footage of the lot:
10,000 s.f. per 1 bedroom maximum. Our records indicate this lot is 40,812 s.f. +1-, and therefore, is limited to
a maximum 4 bedrooms with a standard Title 5 septic system.
The proposed in-law apartment would be allowed a maximum of 1 bedroom with an appropriately sized Title 5
septic system to service the new apartment. The Health Department would require a full review of the
proposed building permit and septic system application prior to approval to insure the minimum standards of
local and state regulations are met.

Hi Amy,
I have Dan Gent looking to file with the ZBA for this address(40 Cochesset Path)to construct a 2 car garage with in-law
apartment above. He states his present septic is for 3 bedrooms and will install a single septic for the in-law apartment
if the ZBA approves.
If you could provide me with any information on this property that would be appreciated. I told him i would look into it
prior to his submittal.
