Comments Building: B-3 zoning district. APD/RMDOD overlays. Uses according to use table 202.5 and relief from the ZBA is required; Storing paper goods etc. for the restaurant. F3. B3—yes. APD—SP. B3- no APD—no Tight�� tank system to be installed or variance sought from State Plumbing Board. l�Community Development and Planning: The front yard buffer vegetation should be restored/maintained including addition of 3" caliber buffer trees. Only 2 front yard buffer trees are shown on the submitted plans. In the front buffer, there should be no storage of materials or parking of vehicles off the designated paved areas. Free-standing sign should be repaired or replaced. ry0/Conservation: There is no jurisdiction under the Wetlands Protection state or local regulations. The Stormwater bylaw regulations general provisions do not apply. Efforts should be made to ensure there are no illicit discharges (pollutant or non-stormwater discharge) to the Waters of the Commonwealth (including groundwater) per section 3.03. The property owner is responsible for ensuring they meet the EPA Multi Sector General Permit requirements. Design Review: Not present. OEngineering: In its current state, the on-site stormwater management system does not provide adequate pre- treatment of runoff prior to direct infiltration. As the applicant's property is located within the Aquifer Protection District (APD), it is recommended that the owner improve upon this aspect of the existing system to the maximum extent possible. Fire: The fire sprinkler system needs to be evaluated for the occupancy. We are concerned that the fire /fi load may overwhelm the fire suppression system. Also concerned about the wooden loft areas and that the sprinkler would not reach a fire burning underneath and more sprinkler heads may be needed. Sprinkler system needs to be tested yearly and signed off. Also the sprinkler system must be monitored �� 0--- with a fire alarm for flow. The property does not need a full alarm system. Please have current keys to all locked doors in the key box located at the sprinkler system door. Health:The project must comply with all aspects of the Town of Yarmouth Board of Health Hazardous Materials Regulation: Handling and Storage of Toxic or Hazardous Materials, which includes, but is not limited to, 150% 'El/volume secondary containment of all toxic or hazardous materials. A Board of Health (BOH) Hearing is required prior to the Zoning Board of Appeals (ZBA) Hearing. Submittals from Hyannis Yacht Club to the BOH must include: a project narrative, a site plan, an interior floor plan, and an emergency spill response plan. The Board of Health will need to also receive a list of the other businesses in the building along with details regarding their toxic or hazardous materials use and storage. Please provide the number of power boats proposed to be stored, the fuel tank sizes of the power boats and whether the fuel tanks will be stored full or empty. Consult with the Yarmouth Fire Dept. regarding whether the fuel tanks of the boats should be stored full or empty. fey'` Water: Currently, an active water service is provided to each of the eight bays located within the existing facility.
