Inspection #; 3s dominiums htr Dear Ms.Tibbetts, The following items were observed during Site Observation 01 on October 29,2014,and require follow-up construction,meeting with Harold,Head of Maintenance. Note that exterior stairs and balconies that are more R; than 5 years old do not have to comply with latest requirements(listed below),but be in repair for safety. The following were determined in need of construction at the October 20, 2014 site review: [room numbers given to provide proximity of exterior rail item] 1. RM.23: Fasten mid-height stair up post;top rail chipped paint at room above office;balusters at top rail bottom loose:screw to re-connect or provide framing angles such as Simpson A44 or similar 2. RM.25: Loose baluster;top rail to post up to roof loose,use Simpson A35 or similar 3. RM.29: Loose balusters 4. RM.31: Bottom horizontal rail board loose;top of stair platform: right side rail loose at bottom 5. RM.33: Bottom baluster chunk broken off: remove and replace 6. RM.34: Baluster loose;top rail split in two: remove and replace 7. RM.35: Bottom screw into no wood: reinforce 8. RM.36: bottom baluster w/1 nail turning: add screw or A44 9. RM.39: bottom baluster loose 10. RM.40: bottom horizontal rail loose: refasten;remove and replace warped baluster;top rail RHS split: remove and replace 11. RM.21: bottom baluster loose;add screw or A44 12. Route 28 left side: LHS roof portico base rot remove and replace(see photo on following email); landscape timber rot: remove and replace;top of stair post to roof: base shim not attached ROUTE 28 FACING UNITS 1. RM.1B: post rot: remove and replace 2. Rails over 14'span have excessive movement: provide mid-span base support 3. Base post shims inserted after replacing decking not acceptable: provide Simpson A44 or similar 4. RM.34 LHS: 12.5'rail span: add Simpson A44,A35,or similar at post connection 5. RM.41B: add center bottom rail support 6. RM.21B: center baluster loose 7. RM.19B: Bottom RHS horizontal not connected to post;provide screws or Simpson A-series connector 8. RM.12: Baluster bottom loose-screw or A-series connector 9. RM.10: baluster bottom loose-screw or A-series connector 10. RM.8: top rail off post,add Simpson A-series connector see photo on following email Please call to review once repairs are completed. The following criteria are required in your future maintenance. Any newly constructed rails shall meet the current criteria: 1. Height of Rail at upper floors: 42"above decking; 2. Spacing between balusters: 4"clear max.;not ladder-type; 3. Max.triangular space between stair parts: 6"sphere. 4. All components shall be capable of withstanding a 200 lb.load in any direction. 5. Height of rail above the leading edge of stair tread: 42" Should you have any questions on any of the above,please do not hesitate to call.
