Cooper 12010 Pine Bark Lane Midlothian, VA 23113 Re: 17 & 19 Eldridge Road, South Yarmouth Dear Mr. Cooper: This is to serve as a follow up to our phone conversation of July 26, 2019 and your letter of the same day, concerning the proposal of merging of parcels 332 and 333, 17 and 19 Eldridge Road, shown on Assessors Map 33. Each parcel contains 0.16 of an acre. Parcel 333 is developed with a single family dwelling and parcel 332 is undeveloped. Based on the information provided,both lots can be merged into one parcel containing 0.32 of an acre square feet of land area. By doing so,this in effect,would decrease the non-conforming nature of the developed parcel,in that the current minimum lot size requirement is 25,000 square feet. The official method of expunging the lot line between the two parcels is prescribed pursuant to the provisions of Mass. General Law Chapter 41, Section 81X. Such plan would need to be prepared by a Certified Surveyor and recorded at the Barnstable County Registry of Deeds. Once merged via this plan,the two parcels would be considered one parcel with setbacks and lot coverage determined by the perimeter lot lines and land area. Very truly, James D. As we discussed, my wife Lynne and I are interested in purchasing 2 lots in South Yarmouth and plannin• renovation and possible additions to the home already present. h inlOstkooriiiiesread 1 , These properties are not yet listed for sale, but we have talked with a family member of the current owners, who indicated that they plan to offer the 2 properties for sale within a year. Our intention would be to asiiiiiiMilimmaisimideurimingesiet4 and sommi'implisme, also making use of the currently unimproved lot for home expansion, driveway construction, and/or addition of a garage and storage shed. We do not want to construct a separate house on the unimproved lot at 19 Eldridge. After our discussion today, I believe that the Town of Yarmouth would allow us to combine these 2 lots and undertake these improvements. I understand that there are additional regulations regarding setbacks from property lines, home size, Health Dept. requirements, etc., that must also be satisfied.
