Kelly, Hello!
Thank you and your board for hearing the plans for 27 Aunt Edith’s Road last night. I do apologize for not staking . . .
ironically I haven’t been asked to stake a site since 2005, so it did not occur to me to do so. If there is a house addition
or a new garage, yes, that I’ve been asked to stake. But not for landscaping . . . hence my surprise at the consternation
we apparently caused the Commissioners. So I apologize for that. Landscaping would not usually require staking, but
the staking of an increase in hardscape, particularly in or near a setback line, is standard. The proximity of the river front
property line to the project also makes that line important to see onsite.
I want to make sure we’re on the same page with regard to the site and the plan, so when we return to the continued
th
hearing on January 16 it’s pretty good to go! Here are my comments/questions . . .
1
The former Order of Conditions . . . I found the 2009 recording at the Barnstable Reg of Deeds and emailed a
copy to you and to Dawn-Marie. Just wanted to make sure you received it and this is no longer an open
issue. Kindly confirm. All set
I will update the proposed landscape plan to provide additional clarification, including lines for the 35’ and the
50’ zones. Thank you
We will provide staking for the property lines, the patio expansion and the pergola footprint. Thank you. We will
be visiting the site tomorrow (Friday).
We will enlarge the proposed gardens to provide a ‘remediation’ of 3:1, increased from our proposed 2.5:1.
Thank you
The planting plan includes 5% non-natives (white and blue Hydrangeas), 43.5% Nativars or Native Selections,
and 51.5% straight native species. I have first-hand experience with the non-native cultivars & selections I
proposed, because I grow them. Each of these draws pollinators like . . . well, like bees to a flower! So, for
example, the smaller varieties of Baptisia that are proposed are smaller in stature than the straight species, but
they bloom profusely and for a longer period, doing a really nice job of supporting pollinators. Can the mix of
plant varieties stand as is? The advice we have received from the county is that we should only allow straight
native selections, however the Commission has not held strictly to this. The Commission will need to approve
this in the hearing.
I understand the firepit area was a surprise, as was the gas that supports it. The clients are travelling, so I
cannot ask them to clarify what went down with that. What would you like for us to do? Remove the firepit and
gas? Please let me know. And whether the firepit stays or goes, we will add ‘replacing the stairs’ to this NOI,
since they are very degraded, as the Commission noted. Do you prefer wood steps or natural stone? Kindly
advise. This should be included on the plan and the Commission can vote on it as part of this project. A 16x24
foot sundeck was previously approved at this location (see attached plan).
The eel grass that looked cleared in the river as noted by DEP . . . again, this was news to me. Do we need to
address this? Please let me know. The previous approval included a 5 foot wide path way to the water. The
Commission will need to decide whether they require remediation of the enlarged area as a condition of this
project. I will confirm the extent of the cleared salt marsh at our next site visit and can let you know what my
recommendation will be.
And that’s the lot! I welcome any direction you can offer so we can expeditiously work through the project details at our
next hearing. And . . . Thank you!
best,
Love
