Note that exterior stairs and balconies that are more than 5 years old do not have to comply with latest requirements(listed below),but be in repair for safety. (Room numbers given to provide proximity of exterior rail item.] 1. RM.7: top rail wood splintered: sand and/or paint 2. RM.8: Split wood in back rail top right: remove/replace 3. RM.9: back deck,post out on left;split wood around screw,add Simpson L or A framing angle 4. RM.10: post out,back deck right 5. RM.11: left back porch bottom 2x4,post out,wood split where screwed 6. RM.12: attach right side railing on back deck to building 7. RM.5: 1 baluster,re-attach 8. RM.4: 3 balusters,re-attach 9. RM.2: 3 balusters,reattach with longer screws(all) 10. RM.1: Split wood on spindle,loose,reattach or replace 11. RM.20: Spindle rotted,detached: remove and replace 12. RM.22: upper porch: decking repair/replacement required 13. RM.24: Refasten bottom rail to post with framing angle;left side of back deck:bottom 2x4 split: remove/replace 14. RM.25: Decking at LHS nail popped,renail 15. RM.23: Baluster requires replacement 16. RM.14: back deck top 2x4 requires additional screw fastening 17. RM.19: verify all items attached 18. Cottage 36: back deck brace mid-span of railing required;refasten baluster on LHS 19. Cottage 35: back stairs,railing movement excessive:add framing angle;attach top to building;vinyl trim 20. Cottage 37: back deck RHS needs to be attached to side of building 21. Cottage 38: nail popped at top,refasten 22. Cottage 32: deck on right needs to be refastened 23. Villa 29: braces under rails require attachment 24. Villa 27: rotted,screw up stairway Continued COLONIAL ACRES November 6,2014 PAGE 2 The following criteria are required in your future maintenance. Any newly constructed rails shall meet the current criteria: 1. Height of Rail at upper floors: 42"above decking; 2. Spacing between balusters: 4"clear max.;not ladder-type; 3. Max.triangular space between stair parts: 6"sphere. 4. All components shall be capable of withstanding a 200 lb.load in any direction. 5. Height of rail above the leading edge of stair tread: 42" Should you have any questions on any of the above,please do not hesitate to call.
