Hi Kelly:
Attached is the chapter 91 license that shows the retaining wall in question, and some pictures I took of it today.
I am also attaching the 2008 septic plan that mentions the wall, but doesn't really show it that well; the license plan is
accurate.
Picture #453 is the part of the wall that is on the TOB that will not be worked on.
You have some pictures of the site in the town files, but I took these specifically for the wall itself.
The major part of the wall that needs repairs is the section directly landward of the boathouse.
The rest could wait a bit, but of course we'd ask for approval of the whole thing and do it as it is needed.
Now, the idea I'm getting from the contractor (Cape Cod Docks) is that it's much easier to just construct another timber
wall directly in front of this one. like in pictures #462, rather than removing the existing wall, which has basically become

part of the soil, and we don't want to disturb it or potentially de-stabilize it. So, the new wall would be placed directly in
front, with some vertical timbers that are dug in, and anchored into the soil, kinda like a bulkhead.
Both the septic plan and the license plan show the wall landward of the TOB, with the exception of the outer wall along
the TOB to the left (west) of the boathouse.
The owner basically doesn't want or need to do anything with that portion; only the areas behind the TOB in the buffer
zone.
So, can I use the license plan as the stamped plan of record and file a sketch plan of the wall detail with an RDA to do
this work?
All the proposed work is in the buffer zone.
