Sweetser Engineering suggested I reach out to you regarding a project I’m planning at 95 Pine Cone Drive in West
Yarmouth. I have an aging deck on the side of my house which I was looking to replace with a 3 season porch. Finelli
Building will be doing the construction work, if that is relevant. The footprint is the same as the existing deck, and the
elevation will be the same as the deck as well. When I bought the property 14 years ago, the property wasn’t in a flood
zone. Unfortunately, when they redrew the flood zone maps several years ago, I am now included within the 100 year
flood zone.
While it is the same footprint as the deck and on the side of the property, it is a corner lot and thus I’m subject to the
setback requirements no different than the front of the property (34’, I believe). I am slightly less than that, and
therefore told I will need a Special Permit. Hence my hiring Sweetser for the surveying, but they suggested I reach out
to you first to see if the project will need to be filed with Conservation for a Request for Determination as I’m in a flood
zone. I’ve attached the aerial view of the property, which shows the deck on the left side of the property. Happy to
send renderings of the porch too if you need them. I am new to this process, and struggling my way through, so let me
know what further details you might need, if any, so I can appropriately guide Sweetser.
