The regulations require an undisturbed 35 foot buffer of natural vegetation to the closest wetland resource area. From
the online GIS maps there appears to be a regulatory dune between the house and the water. From that map there
appears to be about 40 feet between the house and the edge of dune though this would need to be confirmed in the
field. I am happy to meet you at the property to discuss your options, however I suggest you have the wetland resource
areas delineated, provide a vegetation management plan and file an application with the Conservation Commission for
review.

Hello Kelly,
My name is scott Lipnick and I’m the new owner of 311 great island road, west Yarmouth 02673. The house sits
adjacent to the water (the back side) and I am wondering what I am allowed to do in the back. Right now the space has
not been kept up and is starting to be invaded by some beach roses, micro oaks, and grasses. We have two dogs and
would ideally like to have it be a space that they can move without thorns and we could also walk around. How should
we figure what is realistic and what is not.
