Please make sure the coastal bank delineation (top and toe of bank) clearly references Policy 92-1 for coastal banks. Kelley To recap. We have a Coastal bank on the site where we have an existing dwelling and we are doing a raze and replace in almost the exact footprint. There is an area of land above and below the coastal bank that is not in any other wetland as defined by the Yarmouth By-Law. (flood Zone in not in the list and is excepted). We are not getting any closer to the resource so I am looking to calculate my “upland Land Area” so I can work out the lot coverage calculations. There are numerous resource buffers on and around the lot so there will definitely be a Con Com NOI filing – This is just for me to figure out the “upland” land area for zoning. She and Con Com have the regulatory authority to make this call, based on the topo and related "wetland" provisions. Once that call is made, you can then apply the appropriate land area, for zoning purposes. Below the coastal bank, in the coastal bank and above the coastal bank. In the area below the coastal bank I have about 50’ before I get to another resource area. (basically a flat lawn). 2 For the purposes of calculating lot area I know I will exclude the actual bank itself but years ago I used to include the area below the coastal bank. Can you confirm I can still use that area for my gross area for lot coverage. The land is contiguous as there is a portion where there is no Coastal bank. It means having 4900 s.f. of land area or 13,000 s.f. (or being at 48% building coverage or at 18% building coverage.) Regards Kieran J.
