On behalf of the Residences at Yarmouth Gardens developer, Commonwealth Community
Developers, we are submitting revised drawings for the Town of Yarmouth Design Review
Committee. Please see the summary below of revisions from the design previously approved by
the Town of Yarmouth Planning Board:
· Adjustments to the building footprints
o The building 2 revisions are primarily layout changes to address adding an elevator
and expanding the size of the first floor community room. Most of these changes
were accommodated by expanding the second floor footprint.
o At the northwest corner of building 1 and the northeast corner of building 2 we
have added a projecting bay. The bay projections are less than 5-feet however
there are 5-foot projection to either side less than 50-feet apart.
o The side entry vestibule at building 1 has been projected out.
o Removed the shed porch roof adjacent to the front entry gable roofs at buildings 1
and 2.
o We have indicated with a color key on the plans where the footprints were
adjusted either by addition or subtraction – see sheets A-101 FLOOR PLANS BLDG
1 and A-102 FLOOR PLANS BLDG 2.
o We note the total area of proposed building coverage has not changed from the
APPROVED 11/15/17 PLANNING BOARD SUBMISSION; 23,589 square foot building
coverage or 26.1% lot coverage. See sheet C-2.1.1 SITE LAYOUT & MATERIALS.
· Adjustments to the building elevations
o The bays and projections at the south end of building 2 were revised to
accommodate the added elevator and community room changes. A dormer was
added above the elevator to provide shaft ventilation.
o As noted above

northeast corner of building 2
