RE: SE 83-1418 Certificate of Compliance - 45 Crosby Street Ext, South Yarmouth
Map 51 Parcel 73 - Patio
To the Conservation Commission,
Attached please find Form 8A for the Request for Certificate of Compliance for SE 83-1418 and a check in the
amount of $75. The applicant is seeking a Certificate of Compliance at this time.
With our recent familiarity and involvement with the site I have agreed to file for the Certificate of Compliance.
A site review and review of the Order of Conditions shows the addition project appears to be completed with
substantial compliance with the plan. I note two differences between the approved plan, the Order of
Conditions and the current conditions of the site. The two items are the existing patio surface and the concept
of required roof drain drywells as required in Special Condition 11.
• The patio existing in 1997.had an arched edged and measured approx. 160 s.f sq. ft. The existing patio
completed in connection with the project more than 22 years ago is rectangular and approximately 287
s.f.. The applicant indicated that there were no details of landscaping and the site disruption within the
work limit was restored as it had been but with less lawn taken up by the longer length of patio against
the house.
• The condition for drywells may not be as necessary at this time with the upland site conditions being
stable. Often undersized, drywells are most useful for controlling roof runoff on newly developed sites
and with steeper terrain. In reviewing the roof drains with the applicant, we looked for signs of related
trouble. The roof downspouts discharge to the garden beds and lawn near the house with no sign of
erosion in the lawn or gardens. The coastal bank erosion does not appear to be affected by the roof
volume and there is no significant pollution threat from roof runoff. Based on the applicants 22 years of
history with the property the request is to forgo the use of roof drain drywells.
With the above noted variations accounted for and considered, the project components outlined in the Order of
Conditions were satisfactorily completed.
Please contact me directly should you have any questions.
Sincerely,
Cape Cod ng, Inc.
