I have a few comments:
Show all resource areas and buffer zones on the plan – including riverfront area and beach, marsh etc across the
road. Also show 35 foot setback
Will need to meet the standards for riverfront area (redevelopment) see CMR 310 10.58
Redevelopment in existing footprint is usually OK but an improvement over existing conditions is sought – such
as moving the driveway to the other side of the lot away from the wetland, changing it to pervious material to
reduce runoff, reducing footprint where possible and pushing structure back from wetlands where possible. The
site is fairly constrained.
Gutters and downspouts connected to drywells.
I don’t think that fill/regrading will be allowed at this location due to the impacts to abutting properties and the
wetlands.

I hope you are doing well. I wanted to reach out to you about a project we are going to be working on for a new home
design and see if you would have some time for a review of the existing conditions site plan and to share any
feedback/guidance with me before we get underway on designs.
Attached is the site plan we had developed. The address is 31 Grist Mill Lane, W.
Yarmouth. As you will see when looking at this plan, its not going to be the easiest one to work
through due to CONSCOM, FEMA, zoning and so forth. Fortunately for them they have a house
that exists but its old and not of value to them so we are looking at doing a demo and new
home in its place. Part of this would be a new septic installed.
Once you have a chance to review if its easiest to coordinate a call and go over the plans and
your insight that would be great. If you prefer to email your thoughts that would be good as well. Our goal is to gather
insight from you and other people at the town who will see this application at one point and try to collect the concerns
early on so we can do our best to address them when designing for the new home.
