Again, I cannot access your maps, therefore am using the plot plan I obtained when purchasing this property. Said plot plan is from BOSTON SURVEY, INC., where I have marked the proposed fence location in blue ink. The fence will follow the lay of the land. • Color photos, 4 Copies of each: • House Front at 18 Wianno Road • Back Lot Line where the white vinyl fence pictured was installed 5' inside my property by the previous owner of 20 Wianno Road, Stu MacDonald. We have been residents of Yarmouth since 1972. Our property abuts 18 Wianno Road. The front of our home faces the back of 18 Wianno. Both homes face Wianno Road. The homes at 20 and 22 Wianno Road share ownership of the driveway and are set back considerably from Wianno. 18 Wianno has a driveway easement. (Please refer to the attached diagrams.) We purchased 20 Wianno in September, 2015. Ms Nelson purchased her home in October, 2015. Since that time she has beautified her backyard with many evergreens and full, lush plantings which have provided a privacy screen for her backyard. The vinyl fence in front of our property, which is visible from the four windows in our living room and master bedroom suite, the two den windows, the farmer's porch, the main entrance to our home and the front of the garage, was in place when both properties were purchased. We were led to believe by the previous owner of our home, and later by Ms Nelson, that the fence was the property of 20 Wianno, until Ms Nelson had her property surveyed in May, 2018. The vinyl fence stands no more than 4 feet tall. The numerous arborvitae and other full, lush plantings in her back yard on her side of the fence have grown considerably over the past several years, most currently being at least twice as high as the vinyl fence. We do not dispute Ms Nelson's right to beautify her property with plantings. Nor do we dispute her right to install a fence that will more accurately define the property boundary. If a six foot fence is installed behind her plantings to replace the vinyl fence, it is our opinion that it is unlikely that the aesthetics of Wianno Road will be affected. Because of the plantings, especially the arborvitae which grow approximately one foot per year, the fence may not be visible from Wianno Road. We are likely to be the only people who will seen the fence, all day, every day. It is likely that even Ms Nelson will not be able to see the fence from the back of her home, especially as the plantings continue to fill in. In addition, we are concerned that, aesthetically, a six foot tall solid fence may one day effect our ability to sell our home, it will look like a fortress. We would like to ask the committee to consider approval of a fence that, like the vinyl fence, is not more that four feet in height, which would be less obtrusive to our eye's view. Since there will be a one foot setback to clearly delineate the property boundary, we would also ask that Ms Nelson be asked to remove the multiple tall survey sticks, reflective driveway markers and large rocks that are currently on the property line.
