The rubber roof system would be a "like for like" replacement but would be installed upon a new framework of 14" TGI joists to replace the existing undersized 2"x4" lattice framework. The new framework would comply with current codes. We propose replacement of the existing defective casement window area on the side facing 6a with two double- hung Andersen 400-series windows. These would be scaled appropriately, and their design would reflect the main building, ie, full divided light, matching trim, etc. We attach details of these and photos to indicate their location and size. We would be decreasing slightly the total glass area of the existing windows, and their location would be unchanged other than spacing them apart to show a balanced facade. Still on the subject of appearance, the new roof needs to be raised approximately 22" at the low side as a direct consequence of its necessary new structure. The leveling of the roof-line as shown on the attached photos would be an aesthetic objective, anyway, to eliminate the present unsightly "lean-to" appearance of the roof. It would, at the same time, conceal to a great extent the mass of rubber to the naked eye. It would significantly enhance the appearance of this magnificent property. The wing itself is a distant view (approx. 100 yards) from 6a, with its two other sides facing the Old Yarmouth Inn car park and to the rear, the nature reserve. It is not overlooked by any other property. The timing of this project is critical, as we have a small window of opportunity to complete it before the season starts. Major works has to be finished by the end of March, weather permitting, so we really appreciate your prompt attention to this request, if at all possible in these difficult times. The rubber roof system would be a "like for like" replacement but would be installed upon a new framework of 14" TGI joists to replace the existing undersized 2"x4" lattice framework. The new framework would comply with current codes. We propose replacement of the existing defective casement window area on the side facing 6a with two double- hung Andersen 400-series windows. These would be scaled appropriately, and their design would reflect the main building, ie, full divided light, matching trim, etc. We attach details of these and photos to indicate their location and size. We would be decreasing slightly the total glass area of the existing windows, and their location would be unchanged other than spacing them apart to show a balanced facade. Still on the subject of appearance, the new roof needs to be raised approximately 22" at the low side as a direct consequence of its necessary new structure. The leveling of the roof-line as shown on the attached photos would be an aesthetic objective, anyway, to eliminate the present unsightly "lean-to" appearance of the roof. It would, at the same time, conceal to a great extent the mass of rubber to the naked eye. It would significantly enhance the appearance of this magnificent property. The wing itself is a distant view (approx. 100 yards) from 6a, with its two other sides facing the Old Yarmouth Inn car park and to the rear, the nature reserve. It is not overlooked by any other property. The timing of this project is critical, as we have a small window of opportunity to complete it before the season starts. Major works has to be finished by the end of March, weather permitting, so we really appreciate your prompt attention to this request, if at all possible in these difficult times.
