Most of the homes were built in the 1940's-1950's. This property is a 3 bedroom, 1-1/2 bath home built in 1940 that sits on a corner lot in an R-25 area. (circled below). My wife and I would like to move to 24 Little Dipper Lane year-round. We would need to put on an addition to provide areas for our work (Engineer & Professional Portrait Painter). Since we are both in our 70's we want to avoid unnecessary stairs as we get older and keep our living area entirely on the first floor. The existing bedroom on the first floor would be used for her art studio, the existing garage would be demolished, and a 1-story lateral addition totaling —830 sf, (office, bedroom, bathroom, 3-season room) would be added on the right side of the house. There is not enough room for an addition on the left side of the house and the septic system precludes an addition on the back of the house. The property is in an AE-FL(11) flood zone. Per FEMA, the property is considered pre -firm and the addition is not considered to be a substantial improvement. As with most properties on the street, this property has a pre-existing non -compliant setback of 18.4' from the corner of the garage to a section of street that provides no frontage for other properties and has little traffic. Most other homes on the street have setbacks of 8-10'. The house was built in such a way that the side of the garage is not parallel to the current street. The proposed addition would move the corner of the existing garage straight ahead by 9.3', automatically moving the house closer to the road (since they are not parallel), resulting in a 17.5' setback. To provide adequate space on the inside of the home, the owners are requesting to also move the corner of the existing garage toward the road by 2.2' where the allowed setback would be reduced to 16.2'. Inside the house, the proposed addition jogs outward around the existing kitchen and the space requires a walkway path to get to the office from the bedroom door, past the bed. I have sensory bilateral poly-neuropathy and without the extra 2' of width for the bedroom, the narrowness of the walkway area would result in an undue hazard. We believe that approval of this special permit request by the Board will not create any undue nuisance, hazard, or congestion, nor will there be any substantial harm to the established or future character of the neighborhood or the town.
