310 CMR 10.30 Coastal Banks and Town of Yarmouth Wetland Protection Regulations 2.05 Coastal Banks
The coastal bank at this property provides a vertical buffer that protects the upland from storm damage and
flooding. The work associated with the proposed project will occur within the buffer zone of the coastal bank and
greater than 50 feet from the top of the coastal bank. No work is proposed on the coastal bank. The proposed
erosion and sediment control barrier at the limit of work will control runoff and sediment that may occur during
construction.
310 CMR 10.58 Riverfront Area
The proposed project is construction of an addition to the existing dwelling to provide living space for a mobility-
impaired family member. In order to facilitate construction of the proposed addition, a portion of the existing
dwelling and the existing sewage disposal system will be removed. The new addition will be located within a
portion of the riverfront area that has previously been altered for the existing dwelling, will be situated no closer
to the river than portions of the existing dwelling, and will be constructed going away from the river toward the
riverfront boundary. The replacement sewage disposal system will be constructed outside of the riverfront area.
Roof runoff from the proposed addition will be controlled using gutters, downspouts and drywells or stone
trenches at the roof dripline. Approximately 4,800 square feet of previously disturbed and developed riverfront
area may be disturbed for construction of the addition and removal of the existing septic system.
The proposed redevelopment project will result in better protection of the interests of the riverfront area by
relocating the existing sewage disposal system outside of the riverfront boundary.
