Hi Raul
The Land Trust may not agree to their property being restored to lawn area and as they will need to be signatories to the
filing (as property owners), I suggest contacting them to agree a restoring that is acceptable to them. I suggest that the
area beyond the property line be seeded with native meadow mix rather than lawn grasses. The area within the 35 foot
no-disturb zone to the wetland resource area will need to be native vegetation.
I have a contact at the Land Trust if you need it.

Hi Kelly,
getting back to you on this project.
The homeowner agrees to stop the proposed prived hedge at the property line.
The Trust Land area will be restored to prior conditions - which consisted of lawn.
Below is a picture from a magazine that featured the property in 2007 documenting the lan area.
Further below is an email/letter from the homeowners neighbor, Dr. John & Dr. Joyce George (across the street
at 82 Harbor Rd) attesting to the lawn being in place since they have lived in this street.

A few comments:

1. There needs to be a planting plan for restoring the disturbed area on the Conservation Trust property. I
suggest consulting with the Trust on this to make sure they are satisfied.
2. Fill that was added along the Trust property should be removed as part of the restoration.
3. The privet hedge should not extend on to the Trust property. It should stop at the property line.
4. The proposed patio should be pervious.

The homeowners of 82 Harbor Road, West Yarmouth hired us to prepare a filing for the site improvements
they intend doing to their property.
Attached is a DRAFT of the Site Plan we prepared depicting the project.
If possible I would like to have a pre-filing review of this project with you to address any concerns/comments
you may have.

All of the work is within Area Subject to Coastal Storm Flowage
All of teh work is further than 35' to the Salt Marsh
The main project consists of:
1 - remove existing bean shape stone patio and replace with larger stone patio.
2 - remove existing deck and replace with larger deck.
3 - construct a landscape retaining wall along the entire back property line.
4 - place a new shed.
Other tasks with the project are:
5 - install fences
6 - install privet hedge
7 - install native shrubs behind the landscape wall
8 - install ornamental planting beds
9 - install one roof runoff dry well
