CONSTRUCTION PROTOCOL FOR
15 WADSWORTH LANE, YARMOUTH PORT
Proposed construction of a new four-bedroom dwelling. Parcel is in Flood Zone X and is not in a
Wildlife Habitat Area. This lot is 42,000+ sq ft in size. There is a BVW in the rear of the lot as well as
the ditch that runs from the Middletown Bog to Miss Thacher’s Pond (reservoir). The septic system has
been designed in the front of the proposed dwelling to maximize the distance from both the BVW as well
as the “Ditch”. The septic tank is more than 120’ and the leaching is more than 140’ from the edge of the
BVW. The rear deck of the dwelling location is proposed beyond the 50’ no disturb area from the BVW.
However, the deck location is proposed at approximately 84’ from the edge of the “Ditch” (river).
Construction will commence with placement of silt fence as a work limit, portable potty and dumpster
outside the 100’ distance from the BVW. Following the installation of the silt fence, clearing of
vegetation in the area of the proposed house, septic and driveway. Any stockpile of loam and/or backfill
material shall be removed from site or located beyond the 100’ distance from the BVW. Next would be
the excavation of the foundation hole and placement of footings and concrete walls. Following the
foundation will be the backfilling both inside and outside the proposed dwelling. Compaction of the soils
prior to placement of the basement floor, followed by the trenching and installation of utilities. Framing
of the structure; exterior walls with some interior structural framing (rafters, etc.) along with sheathing,
side-walling, window installation and roofing to make the structure water-tight. The site will be rough
graded. While the interior is being finished, the deck will be built and the septic system and driveway
will be installed. Finally, the site will be fine graded and landscaped.
Equipment utilized includes an excavator, loader, air compressors, portable toilet, specialized trucks,
power and hand tools, waste container and other equipment necessary. All equipment can be stored on
site as it is not in a flood hazard zone.
There is a zoning setback line due to the width of the lot that must be met, therefore the house is set
further back on the lot. The proposed house footprint is approximately 1800 s.f. plus the rear deck &
front porch. It’s a small footprint of approx. 4.25% for lot coverage.
