Based on the as-built I will sign off on the CO. I do have the following comments on the plantings:
The area planted in beach grass was not proposed for any work and only fell within the work line limit because
of the driveway removal. All the natural vegetation in this area has been removed and replaced with a
monoculture of beach grass which is not ideally suited to this location. Beach grasses do well in the fore dune
area where they are subject to regular sand deposits. There is also no species diversity which provides very
little habitat value.
It was an oversight not to require an approved planting plan, however there was not an expectation on the plan
or otherwise that there would be significant replanting in this area.
The Commission may have concerns with this when a COC request is made. They may require an ongoing
condition that where the beach grass fails to thrive it will be replaced with more appropriate and varied native
species. They may also require supplemental plantings in the near term to increase plant diversity.

Hello Kelly, Please see the attached as-built plan of #164. The enclosure for the pool is a little closer to the coastal bank
but as can be seen in the photo there is a 2’ planting area along the edge of the patio that accounted for some of this.
