We, Carlos Henrique S. Figueiora and Maria Helena Fernandes, married to each other, of
South Yarmouth, Massachusetts, for consideration paid, and in full consideration of ONE AND
00/100 Dollars (U.S. $1.00) grant to Carlos Henrique S. Figueiroa and Maria Helena F. Figueiroa,
Husband and Wife as Tenants by the Entirety, of 20 Captain Noyes Road, South Yarmouth,
Massachusetts 02664 with quitclaim covenants the following property in South Yarmouth,
Barnstable County, Massachusetts.
The land, together with the buildings thereon, situated in Yarmouth (South), Barnstable County,
Commonwealth of Massachusetts, bounded and described as follows:
WESTERLY by Captain Noyes Road, 115.80 feet;
NORTHERLY by LOT 211, 119.52 feet;
EASTERLY by land now or formerly of Nickerson & Holway, Inc.,115.00 feet; and
SOUTHERLY by LOT 213,119.52 feet.
Meaning and intending to convey LOT 212 containing an area of 13,475 square feet of land as shown
on a Plan of Land entitled "Subdivision Plan of Portion of 'CAPTAINS VILLAGE South Yarmouth,
Mass., November 10, 1965, Scale 1" = 100' Thomas E. Kelley, Surveyor, South Yarmouth, Mass."
which said Plan is duly filed in the Barnstable County Registry of Deeds in Plan Book 199, Page 5.
The above -described premises are conveyed subject to and with the benefit of any and all rights of
way, easements and restrictions as more fully set forth in the Deed from James M. Igoe, Sr., et ux,
dated March 12, 1968 and recorded at the Barnstable County Registry of Deeds in Book 1394, Page
184.
The herein named grantors waive any and all rights of homestead in said premises, whether created
statutorily or otherwise. The grantors further state, under the pains and penalties of perjury, that there
are no other persons entitled to rights of homestead in said premises.
Being the same premises conveyed to the herein named grantors by deed recorded with Barnstable
County Registry of Deeds in Book 18389, Page 118.
