Meaning and intending to convey LOT 212 containing an area of 13,475 square feet of land as shown on a Plan of Land entitled "Subdivision Plan of Portion of 'CAPTAINS VILLAGE South Yarmouth, Mass., November 10, 1965, Scale 1" = 100' Thomas E. Kelley, Surveyor, South Yarmouth, Mass." which said Plan is duly filed in the Barnstable County Registry of Deeds in Plan Book 199, Page 5. The above -described premises are conveyed subject to and with the benefit of any and all rights of way, easements and restrictions as more fully set forth in the Deed from James M. Igoe, Sr., et ux, dated March 12, 1968 and recorded at the Barnstable County Registry of Deeds in Book 1394, Page 184.
