The proposed project included the raze and replace of an existing single-family dwelling to include appurtenances (the Project). The Project falls within the 100-foot Buffer Zone to a Bordering Vegetated Wetland and falls entirely within Land Subject to Coastal Storm Flowage. For more information, please refer to the attached Site Plans and Project Description. This application is being submitted in accordance with the Massachusetts Wetlands Protection Act and the Town of Yarmouth Wetlands Protections By-law. Applications must be submitted two weeks prior to the next scheduled Conservation Commission meeting. No new information may be accepted into the Commissioner's packet a week before the meeting. Failure to follow the Administrative Checklist guidelines shall result in an Administrative Incomplete Application and will not be advertised for a Public Hearing. This application is being submitted in accordance with the Massachusetts Wetlands Protection Act and the Town of Yarmouth Wetlands Protection By-law. 2.0 SITE DESCRIPTION The property located at 123 Standish Way consists of a 0.12-acre parcel which contains a two- story, single family house with associated second floor deck, walkways, landscaping, utilities, stand-alone garage, etc. The property is bordered by single-family homes to the southwest and northeast and Standish Way to the southeast. The wetland resource areas and areas of conservation jurisdiction on the site that are protected under the Wetlands Protection Act and the Town of Yarmouth's Wetland Protection Bylaw include: • Land Subject to Coastal Storm Flowage (LSCSF), Zone VE 13 and AE 12 • Bordering Vegetated Wetland (BVW) • Salt Marsh 3.0 PROPOSED ACTIVITIES The existing single-family home, including the garage and deck, covers 43.5% of the lot. All existing structures associated with the existing dwelling, totaling in 2,352 square feet (sf), will be demolished and removed from the Site. A new septic tank will be constructed on the northwestern edge of the lot. The proposed 1,866 sf single-family dwelling will cover 34.5% of the lot, including a stand-alone garage, entrance stairway to the dwelling, and ground -level pervious patio. This design will result in a 9% reduction in lot coverage. Approximately 418 sf of existing developed area within LSCSF and 334 sf of existing developed area within the 35-100-foot Buffer Zone to BVW will be reduced as a result of the proposed site design. Access to the Site will be gained from 123 Standish Way or Pilgrim Road which abut the northern and eastern bounds of the Site. Typical equipment involved in the construction of a single-family dwelling includes lifts, backhoe, crane, and dumpsters to hold and remove debris from the Site. 4.0 MITIGATION MEASURES To reduce the existing impact on the 35-foot Buffer Zone to BVW, 113t sf of lawn will be removed and replanted with native plants.
