LAW5 ORDINANCES AND PERMITS:
1. Contractor shall give notices, obtain all permits, licenses, certificates of inspection, of approval, of occupano
costs of the same. Contractor shall apply and obtain for the Building permit, and related permits.
2. G.C. responsible to coordinate the requirements of 100 CMR 9R' edition, IRC 2015, and "WFCM" manual exposure a I iu mrm, completes 6necxust rou r.mK oou 1.1.1.1, ana
additional strapping as shown on cover sheet and detailed on plans. Comply with Energy Code 2015 1 E0 as noted below.
Plans do not include design of HVAC, mechanical, plumbing, electrical, or any other utility systems. Plans are drawn to comply with the prescriptive Insulation values set
forth MCC 2015 Table N402.1.1
It shall be the responsibility of GC to comply with these code requirements and Coordinate required minimum insulation (and resulting framing andl or finish material sizes),
testing, Inspections, and requirements of local building officials. GC to review plans and notify architect If any portions of the plans need to be modified or redesigned as a result
of compliance any of these requirements, or use of alternate building systems resulting from mechanical/ utility systems.
COMPLIANCE
All work shall Comply with applicable Federal, State, and Municipal codes, laws, regulations, ordinances, and covenants. Contractor Is responsible to notify Architect of any
discrepancies or non-conformldes In plans and to bear all costs arising from rectifying work knowingly performed Contrary to law, codes, or best practice.
SHOP DRAWING5
The Contractor shall submit 3 copies to the Architect for his review, schedules, shop and setting drawings, fabdcetlon details, etc. giving all necessary details for the specific
proper fabrication and placing/ Installation of the work and materials. The drawings shall be checked by the Contractor prior to submission to the Architect and shall be used for
construction only after approval by Architect. The review of the drawings will Indicate only that the general method of constructing and detailing Is satisfactory and shall not Be
construed as permitting any departure from the Contract requirements, or as relieving the Contractor of the responsibility for errors that may occur In his drawings. The Contractor
shall notify the Architect In writing of any discrepancies between the Architectural Drawings before Continuing the work. No work shall take place without approved shop drawings
andlor samples.
GUALITYOF THE WORK
All work shall be In accordance with the accepted trade practice and all materials shall be suitable for their purpose. The Owner and or Architect will judge the quality of the work
and uA11 have the right to reject any work that Is not acceptable.
GUARANTEE
Except as otherwise noted, The Contractor shall guarantee all work against defects for (1) one year from date of Substantial Completion. Necessary repairs or changes to Include
making good, defective or inferior work and all damage to property Caused by such work or by connecting such work.
CONDUCT OF THE WORK
Provide necessary enclosures, barricades, barriers, scaffolding, ladders, etc. as required for safety. Lines, Level and'Grades: The General Contractor shall layout all work and
establish all points, grades lines and levels, and shall assume all responsibility for the same. Rubbish removal and cleaning up: Clean up and removal each week all trash, waste,
and refuse material of any nature resulting from any work At Completion of building leave "Broom Glean" and do all special Gleaning Including uAndows, stains, fingerprints, floor
and wall tile, polish hardware, dusting, etc.
PROTECTION AND INSURANCE
Continuously maintain adequate protection of all work and matedals from damage and protect Owners property from Injury or loss arising In connection with Contract. Maintain
adequate Insurance for protection under "Workmen's Compensation", claims for personal Injury and other Insurance as required by local codes and best Practice. Fire Insurance
willbe carded by Owner on 100% of Insurable value of the structure, not Including the Contractors tools and equipment.
WINDOWS
1. All windows and glass sliding/ french doors Indicated on plans to be as manufactured by "Andersen" A -SERIES
series with high performance low E glazing or equal Sizes as Indicated on plans.
2. Pack all voids between window and rough opening with Insulation.
3. All bedrooms shall have one opening window or exterior door to permit emergency egress as required by State
Code 20'.24" clear either direction.
4. Finishes and hardware shall be selected by 6.6./ owner.
5.GC to verily with local Building Inspector the locations of tempered safety glass required for this project and notify
architect of any changes or deviations from plans prior to ordering windows.
PAINTING
1. Clean and prepare all surfaces to be painted.
2. All Interior and mderior trim or millwork to receive (3) three coats on all surfaces, sanded between coats. Ali joints
and comers to be prepared and painted according to manuf. specifications.
3. Protect all finish palmed areas from damage.
4. Colors- as selected by owner
5. All wood to be stained shall have color treatment and polyurethane with (3) three coats, sanded between coats.
ROOFING AND FLASHING
1. Roofing shall be architectural style asphalt shingles as selected by owner. Shingles to be classified using A5TM D 3161 modified
and Installed to use a wind speed of 110 mph as required by state building code.
2 Provide and Install concealed flashing at all Intersections of roofs and walls, chimneys, valleys, and elsewhere where required or as
shown on drawings.
3. Installation shall conform to manufacturem'speclflcations and applicable code requirements.
4. Protide 15# roof felt under all asphalt shingle auras with a minimum 4:12 pitch. Provide self adhered roof membrane "Ice and Water
5hleW" by Gmce or equal under all rooflng at areas under a 4:12 pitch.
5. Provide self adhered roof membmre'Ice and Water 5hield" by'Gr-a or equal at all areas from gutter to 36" up roof and all valleys.
6. All gutters and downspouts to be aluminum. Style as selected by owner/ G.C. Minimum 4 1/2 Inch profile. All downspouts to
terminate at drywalls. See site plan for locations.
7. Standing seam metal roofing to be prefinished metal coated 226A panels 20"oc spacing as manufactured by "ATAS
INTERNATIONAL INC' or approved equal. Provide shop drawings and manufacturers Information. Install per manufacturers
recommended details and meamods.
DOORS
1. Garage doors to be upward acting electrically motorized, Insulated sectional doom, with remote operation by remote control. Sizes
as Indicated on plans. Doors to be Cottage panel style by'OVERHEAD DOOR' or equal as shown (with glazing/windous) on
elevations and shall be selected and approved by the Owner and Architect prior to order.
2. General Contractor shall verify final sizes prior to framing opening in wall for doors.
3. All exterior doors to be weather-stripped and have aluminum threshold and stainless steel hinges.
4. Finish Hardware to be selected by Owner for all doors.
5. All Interior doors to be sloe panel wild wood doors as selected by 6.6.1 oIvner, 1 3/6" thick with sizes as Indicated on plans. _

PLUMBING
All materials and workprovided shall be In accordance with the following Codes and
standards:
1. Massachusetts Plumbing and State Building Code
2. Occupational Safety and Heath Act
3. Standards of the Undenuiters Laboratories (UL)
4. Local/ Town official's/ Inspectors requirements
5. Where the Contract documents Indicate more stringent requirements than the
above Codes and requirements, the Contract Documents shall take precedence.
b. G.G. shall be responsible for all permits, fees, and securing Inspections and
approvals necessary.
7. Insulate all hot and cold water piping.
ELECTRICAL
Work shall include but not be limited to the following:
1. Provide and Install electrical outlets as required by code.
2. Provide and install all light fixtures and switches
3. G.L. Is responsible for entire house electric, T.V., Cable, Lighting, Alarms (as
applicable), Telephone, and low voltage, materials and Installation as required for a
complete Installation Complying with all Codes.
GYPSUM MILL BOARD
1. Interior Gypsum wall and ceiling boards to be 1/2' Blue -board with skim coat plaster with
smooth finish unless oftwAse indicated by the owner. 6arage areas to receive 5/15" hype
'%" fire rated gypsum with plaster finish with trowel finished surfaces on ceilings only with
all walls and beams etc. to be smooth finish.
2. Tape all joints with nylon self adhesive tape. Exterior corners to receive metal comer
beads and and exposed edges to receive NLN mold
S. Screw wallboard with screws spaced max. of iTo.c. for callings and ib'o.a for walls
and as required by Code.
DAMPPROOFING
1 All exterior of foundation walls to have damp -proofing which shall be "5ealmastle
emulsion Type 2 as manufactured by W.R. Meadows, Inc. or equal with Installation as per
manufacturers written Instructions. Run damp -proofing from grade to bottom face of
footing.

ROUGH AND FINISHED CARPENTRY
1. All framing lumber, unless noted, shall be Eastern Spruce with the following min. properties: Fb-1200,
Fc=400, E=1,200,00.
All gluelam engineered beams to be manufactured by "BOISE CASCADE" or 1LEVEL/ wayerhaeuser", no
substitutions, and sizes as Indicated on the drawings. Follow manufacturer's details and specs. for
connections, Installation, modifications/ cutting, storage, and handling of such products unless specifically
detailed on drawings otherwise. Atemate
2. Use "51mpson" framing anchors at each rafter to beam, header, or plate connections unless otherwise noted
on drawings. Use "Simpson" "M[U"jolst hangers at all flush connections of jolsts to beam or ledger and w
shown on drawings. Use "Simpson" H 2.5 seder hurricane clips at all rafter to plate connections. See plans for
straps and connections required at foundation sill, floor and wall framing. Install all anchors, connections, and
blocking per manufacturers specifications and applicable code requirements, and "pNFCM" manual 110 MPH
EXPOSURE B, and adds local strapping as shown on cover sheet and on plan details.
3. Lumber and Its fastenings to conform to the"National Design Specs. for Stress Grade Lumber Manufacturing
Assoc." Framing Contractor shall coordinate his] her work with that of the other trades. Framing members
shall be located So as to clear plumbing lines, mechanical ducts, etc.
4. All header sizes shown on drawings are min. sizes. Where not Indicated, headers shall be sized to meet
State Code requirements. Contractor may use larger sizes for standardization at his/ her discretion.
5. Headers shown as having "112" plywood" on drawings shall have one continuous sheet of plywood full height
and length of header, sandwiched between dimensional lumber or gluelam engineered lumber stock.
