Hi Guys,
Please find attached meeting packet information for the January 29th DRC meeting at 1:30 in Room A. The project is
a proposed Seasons Corner Market with drive‐thru and a Shell Fuel Service Station. If you have a chance for a site
visit, they constructed one just like this in Dennis just south of Exit 9 across from Patriot Plaza. The project is located
in the B1 zoning district and the Aquifer Protection District (APD). Gas Stations are a Variance in the APD. They are
proposing to remove fuel tanks at two nearby gas stations (the Shell across the street and the Sunoco at the corner
of Station Ave and Old Town House). This is explained in the attached Environmental Analysis Memorandum.
Some comments for consideration by the DRC include:
1. Buffers and Landscaping: Buffer trees of 4” diameter and larger are shown to remain. However, there are
grade changes shown along the southern and western property lines, which may impact the survival of
these trees. Many trees to remain are very close to construction activity and need to be protected during
construction. Applicant needs to identify the species of trees remaining to get an better understanding of
the overall landscape plan. New landscaping needs to be native plant species. An additional buffer tree
should be provided in the center island. Also, there is no proposed grading in the center island leaving the
existing contours which would result in a depression in this area. Better to have the planting islands raised.
2. Parking & In‐Lot Trees: Sixteen (16) spaces are required with 28 being provided (in addition to those
individuals who will remain parked at the pumps while going into the store). This seems excessive and
results in more parking in the front and more pavement. No in‐lot trees are proposed in the parking area. If
they retain the 28 spaces, they need to include 4 trees or get relief.
3. Photometric Plan and Lighting: Lighting at the property lines cannot exceed 0.1 footcandles for commercial
projects, except the footcandles may be 0.5 at driveway entrances. The photometric plan shows that this is
exceeded with the site lighting and the four bollards shown along Station Avenue. The under canopy
lighting is at 52 footcandles which feels excessive and contributes to glare.
4. Other Gas Station Sites: It is unclear what will happen at the two existing gas stations once the fuel
tanks/pumps are removed. If removal of the tanks are part of this project, more details are needed on the
restoration of these sites and inclusion of site improvements such as buffer plantings and curb cut
reductions. I’ve included aerials of the project site as well as these two properties.
5. Canopy: The canopy is a flat roof rectangle 24’x152’ with support poles to cover six pumps, with standard
Shell yellow and red banding. This structure is located in front of the building within the front yard setback
(75’ along Station Ave), and will require a Variance. As such, more design and aesthetic improvements need
to go into the canopy and the support poles for the canopy.
6. Building: The building is a standard commercial rectangular building of 40’x90’ with no modulations. The
building is located behind the canopy and well back from the street.

7. Free Standing Sign: Exceeds allowed size and height and includes LED gas pricing which is currently not
allowed, although the Planning Board is considering a zoning amendment to allow LED for gas pricing with
size limitations.
