HomeMy WebLinkAbout606-610 Rte 28 DRC COMPLETE PACKET 0903191 Williams, Kathleen From:Williams, Kathleen Sent:Wednesday, August 28, 2019 5:45 PM To:Charles Adams (adams2430@gmail.com); Chris Vincent (christophervincent@comcast.net); Dick Martin (dick@dickmartinera.com); Jack McCormack (johnhmccormackjr@comcast.net); Sara J Porter (sjparch@comcast.net) Subject:DRC Meeting 9/3/19 - 606-610 Route 28 Attachments:090319 DRC Packet 606-610 Rte 28 to DRC 082819.pdf Hi Guys,    Please find attached the DRC application for 606‐610 Route 28 for the September 3rd DRC meeting (4 PM in Room  B).  This is the vacant building by the Post Office that burned down last year and has since been demolished.  The  owner is planning on constructing a new mixed use building with a 2,150 sf first floor having two retail/office units, a  1,945 sf second floor having one 3‐bedroom residence, 7 parking spaces and associated site upgrades.  The site is  very small and the parking remains angled parking in the front of the building.    I think the building looks great.  Although it doesn’t have all the modulation we typically like to see, the differing  roof lines, wall heights, colors, materials, porch and varying window styles add a great deal of interest.  I have no  comments on the building.    With regard to the site, they are essentially retaining what they have with the parking in the front and no front yard  buffer.  Although the site is very small and has pre‐existing non‐conformities, I would offer a few comments for  consideration by the DRC.     1. Front Buffers:  Even a small 1.5’ to 2’ wide buffer along the front would have significant benefits.  It would  allow for some plantings of daylilies or ornamental grasses to soften all the hardscape and parking in the  front; provide a space for small grade changes that are proposed; provide space for the proposed traffic  signage rather than as shown in the narrow Route 28 sidewalk; and provide a place for any future relocation  of the utilities poles so they are not within the sidewalk along Route 28.  Due to the small size of the lot, a  slightly narrower building may be required, or steeper angled parking which may impact the available  number of spaces, but shared parking may make sense here.    2. Curb Cut:  The existing curb cut is over 40’ wide.  Reducing it to 24’ and extending the sidewalk is  recommended.    3.
