Hi Guys,
Please find attached DRC packet information for the project at 9 Commonwealth Avenue. The packet information
includes:

The project includes site improvements to allow for transportation facility (buses) and does not include any
proposed improvements to the building.
SITE COMMENTS: The following are my general comments on the site plans for your consideration.
1. General: I understand the need to maximize the use of the property, but there is an extensive amount of
parking lot with no trees and essentially on‐street parking along commonwealth Ave, eliminating the ability
to have a vegetated buffer. Also, trying to provide parking for all the buses and the drivers and then an area
for driver training course exacerbates the problem. There is significant lot coverage which may exceed the
70% coverage allowed. Whenever a property is redeveloped, it should be improved and effort should be
made to try to conform to the zoning bylaw, especially with regard to buffers.
2. Buffer Areas:
a. Consider reducing or eliminating the driver training course to provide for driver parking on‐site,
eliminating parking in the buffer along Commonwealth Ave and allowing for planting of landscaped
buffers along Commonwealth Ave, including 3” caliper trees every 20’ in front of parking areas. Tree
species should be identified.
b. The plans note that existing large diameter trees (4‐inches) within all the buffer zones need to be
maintained, but do not reference the large diameter trees behind the parking along Commonwealth
Ave which should be retained. There also needs to be a note indicating that where there are no
existing 4‐inch diameter or greater trees in the buffer at 20’intervals, 3” caliper trees every 20’ need
to be planted in the buffers to screen parking.
3. In‐lot Parking Trees: There is an extensive amount of parking on the site with no relief from in‐lot trees.
4. Fencing: The stockade fence along Commonwealth Ave referenced on the plan does not appear to existing
anymore. New 6’ fencing and gates should be provided along Commonwealth Ave and around the parking
area along White’s Path(which is parking in the front and will require relief). Chain link fence used around
the bus storage area should be black.
5. Snow Storage: Area for snow storage needs to be identified to be sure it does not end up in the
bioretention area.

6. Sign: There is no information on the proposed signage.
7. Lighting: There is no detail on any proposed site lighting.
I tried to address some of the items noted above in the attached Concept Sketch. Hard copies are in the Box outside
my office. I am in/out next week, but will be here for the meeting on Wednesday.
