Hi Guys,
Please find attached the March 20th DRC Agenda and submittal information for a redevelopment project at 658 Route 28
to renovate and modify the existing commercial building into a commercial space on the first floor, storage in the
basement, and one apartment on the second floor, along with various site upgrades.
I would offer the following comments:
SITE PLANS:
1. Landscaping Buffers along Route 28: They have greatly improved the entrance and buffer along Route 28 by
reducing pavement (only handicapped parking is in the front now), and are proposing two trees along with
plantings to match the nice landscaped area in front of Captain Parkers (see photos). Landscaping of this quality
should be located on both sides of the entrance driveway.
2. Parking and Buffers: The rear parking lot is extra wide (77’), resulting in only 5’ side buffers behind the
building. Kieran Healy had indicated this was done to allow for employees to double load park on the west
side. I have asked him to calculate the required parking for the proposed uses to see if the property is over‐
parked. There are also existing trees within the buffers that should be retained if possible, or replanted every
20’ around the parking areas per Section 301.4.4.
ARCHITECTURAL PLANS: I think the architecture looks great and have no comments.

Sorry I can't be there Tuesday. I would agree with Kathy's comments. I like the building but as an essentially complete rebuild I
think the proper buffers and plantings should be required. I can see maybe a few feet relief but not down to 5 feet on the side
buffers - maybe 8 feet with room for all the required plantings or tree retention some of which are not shown.. I'm OK with the 2
handicapped spaces in front (this was allowed at dairy queen) but am concerned that the building is bigger than what the site really
fits. Removal of the garage would allow some additional spaces or maybe some could be leased from the museum property next
door.
