Hi Guys,
Please find attached the Agenda for the June 20th DRC Meeting and the DRC Application for 256 Old Main Street. I
will send the information for the second Application via a separate e‐mail.
The applicant is looking to convert the abandoned gas station on Old Main Street into a single dwelling unit and
landscape business. Please refer to the Project Description in the application package for additional
information. This is a tough site to redevelop as there is significant expense in the removal of the gas tanks/pumps,
even assuming there is no contamination issues, and it would be good to see this site redeveloped and greened up.
I would offer the following comments for consideration by the DRC. Please note that this information has been
relayed to the applicant.
Buffer Plantings and Streetscape (see attached Concept Sketch): As the project will require a Variance,
they should try to come into compliance with the Zoning Bylaw to the extent practicable, especially
regarding the buffers. Additional buffer plantings and landscaping should be located along Old Main Street
and the buffers surrounding the property. Although the Project Description talks about a sidewalk along
Old Main Street, none is depicted on the proposed Site Plan.
Driveway: The Site Plan needs to show the driveway extending to Old Main. This area will be damaged
due to the removal of the buried gas tanks in the front and will need to be rebuilt.
Snow Storage: Offsetting the fencing along Salt Works Lane would provide for some snow storage so the
fence is not damaged during plowing operations.
Property Boundary: There appears to be some discrepancy in the western property line. The existing
fence goes over the property line and the proposed fencing is shown on what appears to be the abutting
property. Also, it is unclear who owns the paved area along Old Main west of the property. It looks like
part of this property, but is shown on the adjacent lot.
Details: I have requested the following details from the applicant:
o Detail/photo/cut‐sheet of the type of fencing proposed.
o Cut sheets on decorative lighting (over the sign and likely at the front door although not shown). It
appears there will be no new site lighting (pole mounted) in the front and that the existing light
pole in the rear will remain).
o Also asked for a detail of any free‐standing signs (if proposed).
Pumps: Please note that the gas pump and buried tank in the rear may possibly remain.
Roof, Siding, Windows & Doors: Please note that there will be all new siding, roofing, windows and doors.
