Hi Guys,
Please find attached the DRC Meeting Packet for the February 21st DRC meeting at 4 PM in Room A, which includes
the Agenda, DRC application and plans. I found it very difficult to tell the existing work from the proposed work on
the site plan so I have also attached the site plan from the most recent revisions when they added the Adventure
Park. (I have forwarded this concern to the applicant.)
The latest project would expand the Inflatable Park to the existing Wings Parcel. As you may remember, they
already took over the rear portion of the Wings property and moved the water rides there when the Adventure
Park was created. The proposed project would include an interactive play structure, mini sides, lazy river, cabanas
and site improvements. It looks like they are adding approximately 20 more parking spaces in the wooded area in
the northwest corner of the property and adding more in‐lot trees.
I would offer the follow comments for consideration by the DR Committee:
1. Buffers: The existing larger diameter trees along Route 28 in front of Wings should not be eliminated to
extend the berm, but rather the landscaped berm/fencing should be located behind these trees. Also need
to ensure adequate buffers are provided around the new parking area.
2. Play Structure Location: The play structure is approximately 32’ to the barrel, 27‘ to the lighthouse and 34’
to the bird on top of the pipe (see plans). Due to the previous concerns expressed about the Park regarding
the high visibility/distraction of tall recreational structures along Route 28, it may have made more sense to
have the larger play structure further back on the property. I’m sure it’s located close to Route 28 to foster
visibility and marketing.
3. Lighting: It is unclear whether any new lighting is proposed, but it may not be needed.
Due to the size of the attachment, please confirm that you have received this information. I believe everyone
except Charlie Adams has indicated they would be attending. Hard copies are in the box marked “Design Review
Meeting Packets” on top of the filing cabinets just outside my office door.
