HomeMy WebLinkAbout433-439 Station Ave COMPLETE DRC PACKET 101221 TC1 Williams, Kathleen From:Williams, Kathleen Sent:Monday, October 4, 2021 3:22 PM To:Charles Adams (adams2430@gmail.com); Chris Vincent (christophervincent@comcast.net); Dick Martin (dick@dickmartinera.com); Sara J Porter (sjparch@comcast.net) Subject:DRC Meeting - 10/12/21 - Virtual Hi Guys,    The meeting packet for the October 12, 2021 DRC Virtual Meeting can be viewed on line  at:  https://www.yarmouth.ma.us/AgendaCenter/ViewFile/Agenda/_10122021‐2295   The file is rather large so I have not attached it to this e‐mail.  I will send out hard copies in the mail today.  I know  Sara is a maybe for this meeting, but it would be good to get her insights even if she is unable to ahead.    This proposal would eliminate the physical therapy offices and the Sunoco Station at the corner of Old Townhouse  Road and Station Ave and combine it into one lot for a coffee shop with drive‐thru.  Overall they have done a good  job with the architecture and site design although they will still need some relief from the ZBA.    Site:    1. Curb Cuts:  They have reduced the number of curb cuts from five to two, and eliminated the most  problematic one on the corner.    2. Parking Lot Buffers:  They have added significant buffers to the property.  To fully meet the bylaw, they may  need to add more trees/screening to buffer the parking areas and the abutting residential uses to the south. 3. Parking:  All but one space would be considered to the side/rear which is a significant improvement  The two  in‐lot trees are shown over the drainage system, which won’t work.  The island is in the right location so  they would need to relocate the drainage further southeast.  4. Handicap Access:  Not sure how someone in a wheelchair gets into the building from the handicapped  parking spaces.  5. Bollards: The rendering doesn’t show the bollards along the building which is shown in the detail as 6” PVC  pipe which don’t always look the greatest.    6.
