This property includes a coastal dune and land subject to coastal flowage. All of the
proposed work will be within 50’ of the dune and in land subject to coastal flowage.
Currently, the property between the house and street consists of lawn and gravel
parking. The owner proposes to replace the existing parking with a patio of dry-laid
pavers and reduce and relocate the gravel parking in the existing lawn area. A shade
structure is proposed over the patio – either a pergola or “sail shade.”
The proposed parking and patio area will result in an increase of +/-60sqft of hardscape.
Existing downspouts will be piped underground to new drywells.
Native plants are proposed as mitigation in the dune and buffer zone to enhance their
stability and biodiversity.
Since the area affected is currently either lawn or parking, the enhancements to the
resource area via native plantings and the addition of drywells should mitigate the small
increase in hardscape. The entire front yard drains toward the street, not the dune.
The coastal dune will not be adversely affected by the changes proposed nearby but will
be enhanced by the native planting.
