All Cape Septic and Survey 618 Route 28 West Yarmouth, MA 02673 508 771-4200 Date: January 20, 2022 Re: NOI Narative 10 Berwick Road West Yarmouth, MA The applicant Joanne Nolan Edwards resides with her mother next door at 6 Berwick Road and has been taking care of the lot for many years. The lot has minimum foliage and is largely cleared and has been used by the applicant for various gardens and storage. The applicant wishes to develop a single family home on Lot 3 at 10 Berwick Road West Yarmouth. The lot is an 8,000 SF undeveloped lot with 80.00' feet of frontage. It has very little elevation (el = 10.5) change except for the slope from the edge of ROW to the edge of traveled paved way with elevations at approximately 8.0 as shown on the plan. It is located in the AE Flood Zone El. = 11.0. The proposed single family house is a modular home that will be delivered and placed on the proposed new foundation. The proposed three bedroom house will have a deck along the front and west side. The proposed septic system is designed in the front of the house and has an adequate reserve area as required. It will be serviced by Town Water and will have underground utilities. The proposed setback from the ROW is approximately 47' feet and the proposed house also meets all the required side and rear setbacks. Before construction a silt fence will be placed around the perimeter of the lot as shown on the proposed plan. Storm Drain filters will be placed in the catch basins on Berwick Road that will be affected by any construction and or construction vehicle. Staking of the construction will be performed. The construction will consist of removing the top and subsoil in construction areas, excavating the foundation, excavation of utility lines and the installation of the septic system. Excess material will be removed from the site as required. Fill will be brought as shown on the plan with a finish elevation of 12.0. Loam and sod will be placed on the disturbed areas and a pervious driveway is proposed.
