The 18,350 s.f. property is surrounded by existing dwellings. No work will take place within Priority/Estimated Habitat of endangered species. Work Proposed within Resource Area Existing residential dwelling; proposing to replace the existing cesspool with a Title 5 septic system and build a second story dormer addition. No additional bedrooms are proposed. Variances from the state Title 5 septic regulations are required and a filing with the Board of Health has been submitted. Land Subject to Coastal Storm Flowage • The site lies within Floodzone AE el. 11. • A minor amount of fill is proposed over the raised leaching field in order to provide the required cover and to help maximize the separation to groundwater. • No adverse impacts are expected during any flooding event. Bordering Vegetated Wetland • There is an bordering vegetated wetland in the rear of the property which was flagged by Paul Shea of Independent Environmental Consultants, Inc. • The leaching field will be located 53.0' from the BVW and the dormer will be located within the existing footprint of the dwelling. All proposed work will be outside of the 50' buffer to the BVW. • A work limit line will be installed between the proposed work and the BVW and will remain in place until all construction is complete and the site is stabilized. • All Staging areas will take place outside of the 50' buffer to the BVW. A bacl<hoe is expected to be used for the installation of the new system. Box 1439 South Dennis, MA 02660 Re: 22 Willow Lane, South Yarmouth, MA Mr. Fernandes, This letter is an environmental assessment report prepared by Independent Environmental Consultants, Inc. (IEC) concerning the above mentioned residential property located at 22 Willow Lane, South Yarmouth, MA. IEC conducted a site inspection and evaluation of the property on 12-23-20, to delineate the boundary of wetlands located within the subject property. The day of inspection was sunny and 36 degrees. This inspection occurred during the winter season (wet season), with no snow on the ground. No precipitation had occurred within 72 hours of this site inspection. The residential property contains al house (22), and a driveway connecting to Willow Lane. Existing topography drops in elevation from Willow Lane downgradient to the backyard of the property. The subject property is located within a 100 year flood zone. A Bordering Vegetated Wetland (BVW), a wooded swamp, is located within the backyard of the property. This freshwater wetland is located within an area of reduced topography. This BVW wetland contains greater than 50% wetland vegetative species, hydric soils, very high groundwater conditions, and pooling areas. Pooling areas within the BVW wetland contained several inches of standing water on 12-23-20. IEC has delineated the edge of wetlands with the flags Al — A6. A 50' buffer zone and a 100' buffer zone is associated with the edge of wetlands. The BVW wetland continues off property. The subject freshwater wetland and wetland buffer zones are under the jurisdiction of the Yarmouth Conservation Commission, and DEP Wetlands SERO. Paul J.
