BUFFINGTON, husband and wife, as tenants by the entirety, of 7 Great Meadow Road, Holliston, Middlesex County, Massachusetts, for consideration paid of $562,500.00, grant to DANIEL F. HAYES and MARCELA M. HAYES, husband and wife, of 11 Darlene Drive, Southborough, Worcester County, Massachusetts, as tenants by the entirety, with QUITCLAIM COVENANTS, the land situated in YARMOUTH (West), Barnstable County, Massachusetts, together with the buildings thereon, bounded and described as follows: EASTERLY by Pine Cone Drive, 58.69 feet; SOUTHERLY by a curve forming the junction of Pine Cone Drive and Berwick Road, 68.46 feet; WESTERLY by said Berwick Road, 87.21 feet; NORTHWESTERLY by Lot 4, 100.00 feet; CL/ NORTHEASTERLY by Lot 6, 80.56 feet. A All of said boundaries are determined by the Court to be located as shown on plan 11435-A dated January 1926, drawn by G. F. Clements C.E., and filed in the Land Registration Office at Boston, a copy of which is filed in Barnstable County Registry of Deeds in Land Registration 58 Book 8, Page with Certificate of Title No. 1808 and said land is shown thereon as _ 4- LOT 5 (BLOCK D). So much of said land, as is wholly embraced or partly included by implication of law within the limits of the ways as shown on said plan, is subject to the rights of all persons lawfully entitled in and over the same. Said land is subject to and has the benefit of the restrictions set forth in Document No. 7,142, so far as the same are in force and applicable, and those set forth in a deed from Frank H. Walker to Alice O. Morse et al dated October 13, 1925, duly recorded in Book 423 Page 564. Said land is subject to the rights granted in an easement given to the Cape & Vineyard Electric Company et al dated July 29, 1948, being Document No. 22,350. Said land is subject to the rights granted in an easement given to the Inhabitants of the Town of Yarmouth dated February 27, 1954, being Document No. 39,785. Said land is subject to a Taking of Pine Cone Drive by the Town of Yarmouth, dated April 1, 1953 and being Document No, 36,374. Said land is subject to a Taking of Berwick Road by the Town of Yarmouth dated March 19, 1963, being Document No. 79,702, entered upon by the said Town on October 21, 1963, by Document 86,680.
